200k duplex that makes 2000 rent market

Hi,

I am looking for 200k duplex that makes 2000 rent market. Where i can find these type of duplex in decent area without lot of rehab or maintenance , vacancy, eviction, management type of overheads. In Atlanta market dupexes selling around 400k-500k range which is crazy. Please advise

I self-manage a 4-plex and a duplex in Tacoma, WA and paid around that range for the duplex a few years back. At that price point you can definitely find duplexes pulling close to $2k/month in secondary markets — just not in the hot metros like Atlanta or Seattle proper.

The catch is exactly what others said: cheaper properties tend to come with more tenant turnover and deferred maintenance. My duplex needed about $15k in the first year just to get the units rent-ready (new water heater, some electrical, cosmetic stuff). Factor that in when running your numbers.

I would look at mid-size cities in the Midwest or Southeast — places like Memphis, Kansas City, or even smaller WA/OR towns if you want to stay in the PNW. The 1% rule is doable there but you really need to screen tenants well and budget for at least 10% vacancy + 10% maintenance.
