First Single Family Rental

Hi all,

We recently purchased our first rental home, it was a foreclosure that needed a cosmetic flip and updates. It’s a 4 bed, 2 bath in Mineola and should be ready by mid March. I’m looking for advice on the best ways to screen tenants and collect applications, deposits, rents, etc.

For self managed properties, what  management software do you use and why?

I use Smartmove (TransUnion ) for background, credit checks, eviction checks, etc.  Tenant pays for the checks.  I use Innago for rent collections and leases.  Tenant pays fee or you can.  It has other tools as well.  I just use a simple excel spread sheet to track expenses and revenue.
