Duplex - First turnover

Hello All Bigger Pockets members, need you help digesting this!

Have a Duplex in Cinci and got the first turnover numbers for the upstairs unit. It was pretty alarming to see the quote north of 10k only for Labor. Can someone please let me know if these are the going rates. Approx 1k sqft unit.

1. Paint - $3K

2. Flooring - 1035 sqft - $3k

3. Install lower trim - $375

4. Uninstall vanity, toilet and reinstall after flooring, caulk areas in bathroom - $800

This is my first time. Are these rates normal?

Srini, they are definitely on the higher end, especially for labor only. Make sure you get at least 2–3 bids with a clear breakdown of labor vs. materials. Also define the exact scope - prep, demo, disposal, finishes, etc.

Bottom line: always shop around and check references from past clients or get referrals from other investors.
