I have no idea how you got such a polar-opposite take from reality of T.C. Market. We have one of the BIGGEST tourism markets is U.S. so....... confused. If your in St Paul you should know this, the loooong list of year round season differentiating things, hell it's home to "Mall of America" for a reason. 

As for STR's, ah, I'd argue the opposite, that it's OVER-saturated in areas. There is a TON of dedicated STR's. Last summer closing on a new acquisition to make it a dedicated STR in Hiawatha area, we had to go "as-far-as" 3 doors down to the next nearest one...... I don't know the #'s off hand but I wouldn't be surprised if it's ~10k DEDICATED STR's in the Twin Cities market.

I am not sure where or how to start a pointed reply to this because it appears your fundamental "belief" of the market is radically different than the reality of it, so I have a thought that info may be "lost" until that foundational comprehension is first corrected. 

As for what "type" of monetization strategy, it's a long list, a very long list, take your pic. Demand is tied to such, and execution. I see plenty of novice STR's poorly marketed, poorly furnished, poorly managed and poorly priced, struggling regardless of placement and focus. That's arguably 1/2 the offerings out there. And then there is the "Pro's" who are doing all different things and crushing it, all over the place.

If in lens of just STR's, look around at existing hotels, that's indicator #1, and find out why those are there, who there servicing, why. Minneapolis, that 1 city alone has ~40 hotels with 9k+ rooms.
