Avoiding Section 8 Automatically Might Be a Mistake

I know a lot of investors avoid Section 8 like it’s a dirty word.

But depending on your market, that could be a mistake.

Here’s why some investors actually like it:

- The government pays a good portion of the rent.

What does that do for you?

  • Steadier cash flow
  • Lower collection risk (less “will they pay?” stress)
  • Often higher demand for that type of housing in many areas

Section 8 isn’t “good” or “bad.”
The real question is:

Does Section 8 fit your investment strategy and your market?

For some investors, it’s the difference between inconsistent rent and consistent income.

Curious — have you ever run a Section 8 property? If yes, what was your experience (good or bad)?
