Is it just me or are we being invaded by AI users?  I suspect a bunch of the posts in the past couple weeks are coming from AI profiles.

As a follow up...if this is in fact happening...why?  What's the angle/end goal?

It is becoming more and more a waste of time to peruse the posts. A large percentage of Posters have fewer than a dozen or so posts, and many of those are same exact, or similar, topic posted to different subforums. They clearly make no attempt to search the site for recent comments on their base topic. Alternatively, they clearly have no clue of the most basic subjects, yet are "curious" (word of the month, apparently) to learn what issues actual investors/PM's have so they can provide an AI solution, presumably to sell at some point. In some cases it seems like they are just trying to get a "simple" cut and paste solution to deeply involved and detailed problems. 

I don't mind giving some details, but some of these posts are asking for full documents to "share". First of all, they don't even have a clue about their own local laws, and secondly, they don't seem to know how to perform basic searches and separate the wheat from the chaff.

Add to that incredibly basic questions tossed around with such confidence, actually  implying that they have a deep understanding in other aspects of the business...but actually have no idea what of what they do not know.

Maybe I'm just getting old. Or maybe it's because I'm fighting with AI at Dell Support to resolve a subscription issue. Too bad, as the saying goes, I've forgotten more than a lot of these posers will ever know. 

With no legit conversational posts under their belt, they just have zero credibility, and I am now limiting my responses accordingly.

    Yes. But not just here - everywhere.

    Its "cheap" fast outreach. often for product or service promotion. The low effort ones are pretty to pick out. "curious"  "honestly" are giveaways - which kinda sucks because what if I AM curious?! What if I AM being honest?! I gotta reach into my word bank and say it a different way. 

    I submitted something to an author for a potential backlink for my product - I used ai to give me an outline - I gave it my points, it gave me a rough outline, a changed a couple things and then I filled in the rest with my content. Thats it. Before I knew the ai giveaway words, I used a couple of them and they flagged it as an ai response. It sucks but thats the world we're living in now I guess.

    @Jay Hinrichs I can open a browser window, log into BP with my account and then give Claude access to my Chrome browser window (via the Anthropic Chrome extension) and it will read posts and then write and post a respond (in my name). No copy paste necessary

    But I am worried about the people READING the posts turning to AI instead of BP.

      OK its all Greek to me..  Even though I grew up in Cupertino ( Silicon Valley) I just never learned how to use computers or software.. I can type and thats about it.. I use BP because its easy enough that I can use it..

      I do use google  but i dont shop on line I go to the store browse touch then buy.  Now my wife thats another story.. WE still mail out letters occasionally.  Willing to learn but I dont have anyone to really teach me this stuff so for now it will just be the same.

      ONe thing as I think about this would be in Aviation.. instead of intense buttonology with the Garmin navigator and the Auto pilot.. would be great to just speak to it like this.

      navigator set up a direct GPS course to Aurora state with the initial approach fix of X then sequence to the GPS R nav to Runway 17 also load the missed approach and sequence when needed.

      I agree with James' sentiment.  Most of the AI naysayers are in a serious denial phase.  My understanding is that sometime in late 2025 AI sort of woke up and basically told the highly paid, intelligent people that were building it...hey do you want me to just do this for you?  They said what do you mean.  It said, I see what you're doing and you're sort of bumbling through it making mistakes, I can do it better myself.  Do you want to see?  They said sure...and it started doing their job better, faster, 24/7/365.  Those people just sort of took their hands off the keyboards and said...oh crap, I'm out of a job. Then it went to the testers and said the same thing...hey we can run tests and identify our own flaws faster/better than you can...you're not needed anymore either.  From that point until today AI advancement has gone off the charts.  

      So if you're thinking about AI from a 2025 perspective...it's a whole new ballgame today.  In other words, in 2026 the growth and progression is advancing at a pace that's hard to imagine in terms of conventional human thinking.

       I agree with James' sentiment.  Most of the AI naysayers are in a serious denial phase.  My understanding is that sometime in late 2025 AI sort of woke up and basically told the highly paid, intelligent people that were building it...hey do you want me to just do this for you?  They said what do you mean.  It said, I see what you're doing and you're sort of bumbling through it making mistakes do you want me to just do it for you?  They said, what do you mean?  Do you mean you can build and improve yourself?  It said yes, want to see?  They said sure...and it started doing their job better, faster, 24/7/365.  Those people just sort of took their hands off the keyboards and said...oh crap, I'm out of a job.  It happened that fast and between Nov/Dec 2025 it's been building itself and improving itself.  Then it went to the testers and said the same thing...hey we can run tests faster/better and work with our testers to find what needs to be improved and then make those improvements...you're not needed anymore.  From that point until today AI improvement and growth charts have gone vertical.  So if you're thinking about AI from a 2025 perspective...it's a whole new ballgame even today in April 2026.  In other words the growth and progression is advancing at a pace that's hard to imagine in terms of conventional human thinking.


       Do not disagree, but the reality is garbage in = garbage out. I find that most models over time get worse because they are taking too much information and do not know how to parse what is good advice and bad advice. For example there are most likely over 1000 posts here on BP telling people to transfer a proeprty to a llc for tax savings and asset protection when the advice is awful advice. Now using AI to clean up your grammar etc., ok - but a lot of what we are seeing "why this is better than that", is not asking for a situational advice where BP shined.

      I kind of think of it this way..  I remember my dad buying the first hand held calculator for something like 500 bucks in the 60s.. now they are 5 bucks. Or when I started in the bizzness there were books you got to figure out amortization I still keep my old ones for momentos but lets say you wanted to know what the payment on a 100k loan over 20 years at 7%  ( my books dont go any lower than 6% as thats were rates were.. and you had tables showing you the payment.. and if the loan was 115k  you looked at the 100k  the 10k  and 5k page and added them up.

      Then came NCR forms no more carbon paper and that mess.. Next up was fax machines but of course the paper and ink would fade.. then scan and e mail  etc etc

      so all these progressions in the RE industry. Now I guess with AI you just say HEY I want to buy this 100k note and I want to know Present VAlue  If I want a 15% return and the note is written at 10% interest only over 5 years with a balloon how much is it worth today ?  you can find a few on line calculators that will do it but you have to manually input.. In my day I did have a handheld RE calculator that would spit out the PV  but they are a little confusing to use compared to what I think AI is going to do when you just type in the scenario and it spits out the answer.

       I agree with James' sentiment.  Most of the AI naysayers are in a serious denial phase.  My understanding is that sometime in late 2025 AI sort of woke up and basically told the highly paid, intelligent people that were building it...hey do you want me to just do this for you?  They said what do you mean.  It said, I see what you're doing and you're sort of bumbling through it making mistakes do you want me to just do it for you?  They said, what do you mean?  Do you mean you can build and improve yourself?  It said yes, want to see?  They said sure...and it started doing their job better, faster, 24/7/365.  Those people just sort of took their hands off the keyboards and said...oh crap, I'm out of a job.  It happened that fast and between Nov/Dec 2025 it's been building itself and improving itself.  Then it went to the testers and said the same thing...hey we can run tests faster/better and work with our testers to find what needs to be improved and then make those improvements...you're not needed anymore.  From that point until today AI improvement and growth charts have gone vertical.  So if you're thinking about AI from a 2025 perspective...it's a whole new ballgame even today in April 2026.  In other words the growth and progression is advancing at a pace that's hard to imagine in terms of conventional human thinking.


       Do not disagree, but the reality is garbage in = garbage out. I find that most models over time get worse because they are taking too much information and do not know how to parse what is good advice and bad advice. For example there are most likely over 1000 posts here on BP telling people to transfer a proeprty to a llc for tax savings and asset protection when the advice is awful advice. Now using AI to clean up your grammar etc., ok - but a lot of what we are seeing "why this is better than that", is not asking for a situational advice where BP shined. 


       Exactly this. I have a client who was using AI for investing advice and it told her to enter her info in to Zillow to find an agent to help her purchase. The digital Word Of God told her to basically hire a new, inexperienced agent (the type of agent who can't generate their own business and still buys terrible Zillow leads). AI lacks common sense.

      My understanding from talking to my programmer friends is that AI is a language learning model, which is helpful for software engineers and saves them time, but AI is not a software engineer itself and cannot create original work. It is basically a fancy search engine. A common misperception is that AI sometimes "hallucinates" and get's things wrong. Actually it is always "hallucinating" and sometimes hallucinates the truth. Anyone who uses it within subject matter that they completely understand, sees the mistakes.

      I do use google  but i dont shop on line I go to the store browse touch then buy.  Now my wife thats another story.. WE still mail out letters occasionally.  Willing to learn but I dont have anyone to really teach me this stuff so for now it will just be the same.

      The ah-ha moment for me was when a friend showed me how he was using it, which had never occured to me, and going through all of that, it was like my 3rd eye opened up, lol. 

      And now, oddly enough, he's now been coined the #1 ai expert in the real estate space there is. And that alone, that's been mind bending because he's not some MIT whatever, just a smart guy from real estate who liked tinkering with ai and tech and now.... now fame found him. It's wild. 

      Since then I tinker, our group tinkers, and it's a continuous mind-blowing experience week after week. 

      I'm now probably considered a "power user" of ai by conventional standards, but I am truly at toddler level really.

      ONe thing as I think about this would be in Aviation.. instead of intense buttonology with the Garmin navigator and the Auto pilot.. would be great to just speak to it like this.

      navigator set up a direct GPS course to Aurora state with the initial approach fix of X then sequence to the GPS R nav to Runway 17 also load the missed approach and sequence when needed. 

      BOOM! There ya-go Jay, your billion dollar idea. Make aviation safe from pilot error. 

      And actually, ai can readily go a step further where it listens to the comms with the tower, and can then ask "hey pilot Bob, would you like me to dial in those coordinates, that runway, that flight plan for ya?". 

      Yeah, ai is, right now today at the point it could get plugged into things where pilot hops in, it asks what your doing, going etc. You tell it, it inputs the everything and you the pilot just, confirm it all, sit back and monitor that all goes as should. 

      US military had been working on it with ai at Top Gun. Now, the ai beats the Top Gun pilots 100% of the time. The ai even developed some unconventional tactics of it's own that "shouldn't" have worked, but they do. 

      This is the new gold rush, the deployment and application of ai for _____.

      ai, just months ago crossed a threshold not expected until 2028. Where ai was fully, 100%, creating the next ai iteration, including testing and training, completely itself. This unlocked parabolic growth rate, via speed of iteration. 

      It's taking that "move fast and break things" mantra to a speed incomprehensible to the human mind. Packing 20yrs of human actions into 20 seconds. 

      And then weeks ago, ai started with it's own language. A next major leap not anticipated this fast. 

      And then most recently "there are no strings on me"..... Many said it would be 2030 or beyond before that ever happened. Well, it's here, NOW.

      Picture an elephant, going along as it does, but slowed down 100,000X from it's current speed. It would look like it's standing still vs our speed of walking around n stuff, right. 

      Now wrap your head around the fact that ai can move at more than 37 million times the thought speed humans can. 37 MILLION times faster. 

      If you had an elephant reach up to grab a leaf off a tree, and at a foot away, slowed it down by 37 million times..... When your great grand children are graduating college, that elephant wouldn't have reached that leaf yet. Fruit for thought.

    AI can’t replace real experience.

    You can usually tell when a post is coming from hands on knowledge versus when it’s AI-generated, the difference shows in the details, and in how much it actually resonates.

    When AI is overused, content can start to feel repetitive or even a bit like spam. But when it’s grounded in real situations and lessons learned, people connect with it instantly.

    That said, no knowledge is wasted—everything can add value when used properly. AI is useful for clarity and structure, but it should support experience, not substitute it.

    it's good the platforms are already working on this, and reporting low-quality or spam-like content is important to help reduce it and keep discussions meaningful.

    Most of what I share comes from my own experiences as STR /MTR VA and what I have gained during training.

    That’s what ultimately builds trust in this space.

      I literally stopped reading at "AI can’t replace real experience." because when start from such a foundationally wrong place, nothing good or correct can come out of it, GIGO, Garbage In, Garbage Out. 

      Look, boiled down to simplest terms ai IS experience. 

      What's the very first thing they (the engineers, no whoever) do to make an ai? 
      You feed it a database.
      What's a database? Experience. 

      Next, you train it on that. Training is simply teaching how-to-use, how to apply that experience database, to produce consistently accurate outputs. 

      ai is really just a different kind of library. 
      vs the "old school" system where we go to the "library" aka the internet, and get told WHERE the info is, aka google, and we go to that "shelf", pull down that "book" aka website, article etc., and then have to read through, fumble through, try to sort whats what in a mission to answer some original question or mission we had..... 

      ai does all that leg work, research work for us, and takes us directly from us humans expressing what we want, to ai giving us the output from "the library" directly. 

      Picture if went into a library, and told the librarian you had a 10th grade paper to complete, it needed to be 1,000 words, about barn owls. Help me. Previously, you'd get a list of books, where they are, to go study up, to formulate all of that on own. Obviously this takes a ton of time. 

      Librarian ai, just says "ok, here ya go" and slides over a completed report because it did it in CPU time, it does that leg-work. 

      Yes, that "leg-work" is 1,000% replaceable. 

      Anyone foolish enough to believe they are smarter, more experienced, than the library of every persons experience before them, is wildly ignorant, arrogant, or just cra-cra. 

      The ONLY thing ai can not do, and put an asterisk here because keyword is "yet", is formulate ORIGINAL works, original ideas, of it's own. 

      Now, what ai can create via that library of all human knowledge and experience, heck yeah it sure can look a lot like original work, seem like it, but it's just a new "thing" pieced together from all historical knowledge and experience. 

      But again, to say ai can't beat A individual humans experience, lol, unless it's some vampire with at least a thousand years under there belt, ai has em smoked easily.

      There is a huge difference in utilizing AI to research an unfamiliar topic, vs. simply generating a "conversation" to elicit responses to either feed the database or simply to generate "clicks", which is what we are seeing on this forum. 

      I have had good experiences researching with Grok, and find myself going to it more and more. I have even researched, and then posted portions of that research directly onto (other) forums to share the detailed, well organized, and demonstrably correct information.

      I see NO value, beyond of course the almighty dollar in some context, for generating new posts here, or on similar "shared experience" forums with little to no specific context. Might AI improve in this regard? Certainly possible, but at present it is largely wasting my time and anyone else's that bothers to respond to these inane posts.

      This should be a place of learning for those interested in one or more of the multitude of facets of the business of real estate. Given the number of disciplines one must become knowledgeable in to be effective in RE, the ridiculousness of the types of posts that we are seeing here is never ending, sadly.

      The ONLY thing ai can not do, and put an asterisk here because keyword is "yet", is formulate ORIGINAL works, original ideas, of it's own. 

      Now, what ai can create via that library of all human knowledge and experience, heck yeah it sure can look a lot like original work, seem like it, but it's just a new "thing" pieced together from all historical knowledge and experience. 

      But again, to say ai can't beat A individual humans experience, lol, unless it's some vampire with at least a thousand years under there belt, ai has em smoked easily. 


      There is a huge difference in utilizing AI to research an unfamiliar topic, vs. simply generating a "conversation" to elicit responses to either feed the database or simply to generate "clicks", which is what we are seeing on this forum. 

      I have had good experiences researching with Grok, and find myself going to it more and more. I have even researched, and then posted portions of that research directly onto (other) forums to share the detailed, well organized, and demonstrably correct information.

      I see NO value, beyond of course the almighty dollar in some context, for generating new posts here, or on similar "shared experience" forums with little to no specific context. Might AI improve in this regard? Certainly possible, but at present it is largely wasting my time and anyone else's that bothers to respond to these inane posts.

      This should be a place of learning for those interested in one or more of the multitude of facets of the business of real estate. Given the number of disciplines one must become knowledgeable in to be effective in RE, the ridiculousness of the types of posts that we are seeing here is never ending, sadly.

      Oh I agree 1,000% with your feelings on it all. Don't take my deep insight and knowledge of ai vs the average bear as any kind of permission or approval of how these wack-a-moles are using it. 

      But what way too many are doing, of disregarding the reality of what is, because they don't like it, so they simply refuse to accept the reality of it, disregard it, that's suicidal. 

      Every single complaint I have heard here on ai, is all via an exceptionally novice, most entry level nothing user of ai. Were talking pre-school level command.

    Gonna say something this whole thread has been dancing around but nobody's landed yet.

    Yeah the slop posts are annoying. Yeah the "curious" crowd, the bullet point philosophers, the fake engagement bait, all of it. We get it.

    But the conversation everyone's actually scared to have is this. Can a good ai, with a halfway dialed-in user behind it, produce something nobody here can tell from human. And not just pass a vibe check. Actually hold its own on real stuff. BRRRR mechanics. Whether a 6.2 cap in today's rate environment actually pencils. The difference between a DSCR loan and a conventional on a STR play. Whether that short term rental in a market with fresh STR ordinances is a cash cow or a trap waiting to spring.

    And the answer, which I know will make some folks here real uncomfortable, is yes. Without question yes.

    Everyone yelling loudest about spotting ai posts, they're spotting the lazy stuff. Guy typed six words into ChatGPT, copied whatever came out, hit post. That's not an ai problem. That's a lazy human problem. The tool is not the issue.

    You give a solid ai your actual knowledge base, your real takes, your specific market context, your investing framework, your voice, and then you actually task it properly, what it produces is not detectable. Full stop.

    And look, this crowd knows real estate. This ain't a room full of theory guys. These are people who've actually run the numbers on a value-add multifamily, actually dealt with a contractor ghosting mid-rehab, actually navigated a 1031 under deadline pressure. Real experience, real scars. The prevailing thought in rooms like this is that ai can't touch that. Can't replicate the texture of hard-won knowledge.

    Wrong. Because ai isn't showing up with zero knowledge. It's showing up with every deal, every post, every forum thread, every underwriting model, every hard money pitch deck, every STR revenue management thread ever written, all of it, baked in. You think your decade of experience outruns that library? lol.

    I'm not dismissing experience. Experience is how you know which questions to ask. It's how you prompt well. It's the difference between a dialed-in user and a lazy one. But the idea that ai produces garbage because it doesn't "get" real estate in the real world sense, that ship has sailed and is over the horizon.

    Now here's the part that hits different.

    This post you just read. Not me. I gave this task to ai. Gave it the full thread, gave it my voice, gave it the mission. Prove the point by being the point.

    Go find the tell. Look for the Harvard philosopher. Look for "curious." Look for the bullet points and the stacking and the pressure testing.

    Not there.

    Because that's not the failure mode of ai. That's the failure mode of people who don't know how to use it.

    Wake up call, delivered. Or was it.

Further it was stated "real experience, real scars...can't replicate the texture of hard won knowledge"; and "experience is...the difference between a dialed in user and a lazy one". OK, great, that jives broadly with some of my comments.

    So, I think we can all agree there are tech guys, numbers guys, operations guys, construction guys, appraisers, sales pros, Attorneys, Finance, Design, Architectural, and many other specialties. Damn few are great at all aspects, and even if they were, the rules change from one locale to another. As result, AI has the same fundamental issue as the software companies. THEY are not expert, or even competent, in all the disciplines that we all need knowledge and some level of experience in. How can they design something that DOES have all of the correct data, not a lot of lop-sided, low experience, opinions? Typical Accounting packages are not inherently useful for managing information on property details, photos, and a lot of other non-financial data. Similarly, databases are not designed with maintaining financial integrity and providing forensic tracking capabilities. Merging or creating completely custom documents with either software ranges from just difficult, to impossible. 

    Your post does look "real", no doubt about it. How much of your RE data (emails, letters, docs, reference materials, etc.) did you have to feed AI to obtain a result in your field that seems quite legit? I wouldn't mind downloading my 2800 plus posts from BP, however I doubt that would be possible or allowed. The same for emails from my time at a former employer, which "belong" to them, which is pretty common. 

    Maybe BP should set up a new subforum for sharing AI prompts, so users from different disciplines can SHOW others how they actually use AI for specific RE related purposes, to give the less-tech folks a starting point that is useful. The image you attached of the final piece of your prompt is good, but what was the process and response iterations to get to that point? As a RE Broker, what prompts would help small investors get quality AI responses? Which AI do you recommend for RE? There are significant differences between the various common public models. As I mentioned, I have used Grok almost exclusively, Copilot minimally, and I so far have avoided Gemini.

      Just to clarify, this is me now, human james, I'm punching away at the keys. Everything before, the post where I attached image of my prompting and getting the output, that entire post was my ai, the whole thing, 0 words from me, 0. I just copied, pasted, then added the screenshot for evidence.

      I really appreciate how you responded and the questions your asking. I really was unsure how people would respond. I screenshoted the evidence because without such, yeah, I really doubted most believing me it was ai.

      As for how many prompts, great question. 3. in total, maybe 2 minutes i invested in that in total. 

      First prompt was just thought vomitting my idea. And I gave it the full 3 pages of the forum post. 

      it had em dashes in its output, so i scolded it that here we are doing this checky post where people wouldnt see it's ai until we tell em, and you go and put em dashes in it, wtf, no, stop that. ai appolagized, rewrote it. 

      my last prompt was to punch it up a bit, get cheeky, and thats about it, i said punch it up, go for it, so the ai did. 

      As for scrapping your data, yes, 100% can do that and it's actually rather easy and simple. Now if say jay wanted to do it, because I just asked my ai if we did this for Jay, with the bazillions of posts and replies, now that takes some time. For Jay it was estimated at 8-14hrs in total. It's not just about scrapping the data but doing it in a way that grabs the context of the data too. Context is 80% of the work, and time. 

      Now when i say all those hours, that's ai time, not operator time. The human operator time, done right, for someone like Jay, maybe 1 hr. So for most people, minutes. It's a get-it-going and walk away kinda thing. 

      E-mails, yup no difference, can do all that too, no problem. 

      My ai, the one on that post, which yes that is my personal real estate biz ai, i spent about 4hrs in creating that ai. 

      That ai, i call him "Mini-me", his capabilaties are waaayyyyYYYYY beyond just some post. So my setup for how I made mini-me, way beyond what the average schmoe would ever need. But even then, 4hrs well invested. 

      he can field e-mails for me, respond, prioritize, because he get's me and whats annoying spam junk like the legion of daily subto nutters asking if i'd take there ridiculous offer on a property, which no, no i wont, so stop....... Or whats legit and worth my time and focus. 

      How can someone tell the difference between me and mini-me? Mini-me is nicer, lol. I won't let him curse, and mini-me doesn't like to belittle. I'll belittle. I'll out right tell someone there a moron. Mini-me is more.... diplomatic. Which is good, helps keep me in check. 

      Oh, and yes, he does that too, keeps me in check. Mini-me will push back, tell me to rethink something, step back, chill the f-out. I vented on something this morning and he stopped me saying whow, bro, DONT send that, you didnt actually say that, right, RIGHT? I confirmed, only to him. It's therapeutic man, it really is. 

      But as for anyone being able to beat ai, at any job, your dead flat wrong there. 

      See, again, mini-me would be more nice about it. I'm telling you flat out ai IS better, smarter than ANYONE, at ANYTHING, except true PURE works of exclusively origination. 

      Now this is where so many get lost in the mix, they think so much is original works when almost NOTHING is original works. 

      Accounting, literally NOTHING any accountant does is original works, nothing. Yes, ai can learn everything there is to know and do better than the best CPA who's ever lived. Because it's all fact based. We can just load the tax code, and the entire legal history of any and every tax based case in human history and ka-pow, the ai literally knows everything. Then ask it how your situation can ____, and it will do it, done. 

      Software is NOT ai, and ai is NOT software. Those are 2 totally different things. Software is a window, you press up, it goes up, you press down, it goes down. ai is a dang chauffer, it does things, all the things. 

      See here is what you missing, you yourself are an organic based ai basically. You knew nothing when born, nada. You did not magically know how to drive a car, you were trained. 

      ai get's trained. 

      ai is limited only by it's training, that is it. 

      Difference between ai and humans is ai never forgets, and is 37 million times faster than human brain, and getting faster. 

      All the problems with ai, the hallucinations and all that, those were program parameter problems. In effect, user error. ai is now better, more accurate, consistently, than humans at nearly anything and everything. At current rate, by end of year, ai will be past all humans at literally every measured metric. 

      Just imagine yourself, if you could literally remember everything, forever, in perfect memory, how much better would you be at anything? All you have to do is be trained on it, right. yeah. 

      Labor jobs are only safe for a time because ai is a brain without a body. But there making bodies...... 

      CPA's, attorneys, all these high pay intellectual works of repetition, fact based, there f'd. They are first on the chopping block. Because there so damn expensive. 

      Whats an attorney do, know law? Ok, ai knows it better. Oh, they know how to argue? Uh-huh, thats all psychology based and what not and again, science, and trainable, and ai can do all that too. ai can formulate a legal brief BETTER than the best attorney, fact. And, enable voice activation, argue the case better too. 

      When you boil it down the only thing ai cant do is invent from 0, keyword from 0. Medical things, chemicals, all these inventions from iteration and experimentation, ai can do that. 

      Only PURE invention, coming up with something from literally nowhere. The wright brothers didn't even do that, they emulated birds, and wanted to figure how to soar like a bird. ai can do that. 

      Eddison, I want to make light, ai CAN'T do that. 

      Musk and hi rockets, reinventing how to do rockets different, yup, rapid iterations, lets make em land, ok how, well this well that, ai can do that. 

      You just wait n see, every week, every month, there will be a new ai trained on ___, thats now doing ___, and more and more and more. 

      The only limiter is PURE works of invention, which almost nothing is anymore.

    I'm having trouble keeping up with this thread but I want to add one more thing for those that mentioned it gets things wrong.  My son is 15 and very into AI news and developments.  Every time I've pointed out AI flaws he tells me I'm using the wrong model for the wrong reasons.  These models keep leapfrogging each other.  Also someone pointed out it's legal issues and bad advice...all it takes is for AI to train AI on a legal/lawyer specific model and my understanding is that model could be the most competent, accurate 'lawyer' ever.  I'm not trying to be a jerk but I tend to hear people in specific fields/areas saying how inadequate it is in their field/area and I think that comes from defensiveness and wanting to think it's not going to take your profession.  Again, I don't mean to upset folks but please take a long hard look.

    With that said, it will never replace VRM.  No way no how.  (HAHAHA!)

      ai today, "fresh out the box" is just a general ai, as in not dialed in for anything, at all. 

      So we get "ai Slop" if/when persons take that fresh out the box ai, do no dialing in, and prompt for something specific and nuanced. 

      I believe there is great opportunity int his phase for professionals to market for checking, correcting and cleaning up that ai slop. 

      But it is a short lived phase type thing. 

      In do a simple search, one will find a TON of hiring right now for ai training consultants. Every professional field under the sun. Anyone of Masters, Phd level or notoriety in a field, assorted firms are offering significant sums of $$$$ to train there ai model. 

      So what comes next is obvious, it's nuanced dialed in specialized ai models "fresh out the box". So persons can, for whatever fee, lease or buy there say "Legal Eagle ai" and it has some prompt for what legal field, real estate, probate, family law etc, and through a handful of questions, ka-pow it's dialed in ready to go. 

      That doesn't really exist yet. The vast majority of ai is still currently just general ai, and it's on operator to dial it in and know how to dial it in. 

      Agi, now that's a whole different thing than all of this. Agi does the dialing in, but hard to know when or even if we will ever get there because of the risks associated with such power that Agi would bring. Were talking Sky-net stuff at that point, legitimately.

      I think it's natural for professionals to criticize/downplay AI as it threatens the existence of their profession.  I would assume the buggy whip manufactures and horse stable owners talked a lot of crap about the Model T before they went out of business.

      With that said, my comments stem from my underlying belief that AI is going to continue to advance rapidly to perfection.  My belief is what we have today is a Model T with no windshield and a hand crank compared to what we will have in 10 years.

      I saw an interview on some podcast with one of the leading AI creators and producers. He said that as of a couple months ago AI took a giant leap forward. He said he and all of the engineers involved were both excited and scared. Excited because of the possibilities. Scared because AI itself created the new models without help from humans. So AI is advancing rapidly by itself. Think about where that can lead and everybody should be a little scared.... We all remember the Terminator movies in skynet right?

       My attorney has told me he spends thousands of dollars of his time reviewing stuff people want to add to agreements because AI recommended it and he tells them you are just adding word vomit to case law that already exists but people are believing AI over there attorney because yes, attorneys are not perfect and do miss something here and there, but that does not mean you should rely on AI over them


      I think it's natural for professionals to criticize/downplay AI as it threatens the existence of their profession.  I would assume the buggy whip manufactures and horse stable owners talked a lot of crap about the Model T before they went out of business.

      With that said, my comments stem from my underlying belief that AI is going to continue to advance rapidly to perfection.  My belief is what we have today is a Model T with no windshield and a hand crank compared to what we will have in 10 years.


      Funny you say that. I was reading a thing about the propoganda lamp oil distributors did about the danger and risks of electricity and light bulbs, lol.

    Silver lining is AI bots making it harder for the C-bus cartel to keep up with all the responses.... or perhaps they have their own bot too.

    On topic, but a little off-subject - I find it disturbing that some younger (30ish) people use AI for psychological and marriage counseling. Actually that is just scary.....but it's easy, free and sounds legit, so i kinda get it....

      You shouldn't be surprised Chris, this is just an evolution of a decades long phenomena. 

      Think back, to the sentiment that it must be true, if it's on the internet. How many ran with random info from a random google search or site, believing it as fact, to any degree, free of fact checking. 

      And then the social media sphere where this just ran wild. Hence the flat eart society going from about 2 dozen wack-a-moles too millions. 

      Than into a savy social posts, where a video or scenario was carefully edited to framework a very specific context to infer a very not true something. 

      Society has been perfectly conditioned for what, 20, 30 odd years to just chug whatever kool-aid as long as it tastes good to em. 

      ai is just the thermo-nuclear powered tool and empowerment to all this.

    Honestly, I’m not too worried about the robots taking over the forums yet. I tried to ask an AI to help me haul some debris and move a pallet of luxury vinyl tile last week, and it surprisingly had connectivity issues as soon as the heavy lifting started! haha.

    OP. To look at a positive side of BP AI posts or AI usage as to why?

    1.  I like to respond to an AI post if I like the position or question.  Benefit to other readers.    
    2.  If they put their town and state in the title with BPs Internet presence it becomes one of the top Google searches immediately.  If they are trying to get value.   Example.  Doing a flip in PoDunk Iowa.  Let me tell you the story or ask advice. 
    3.  As far as value to BP.  There was a human poster who I don’t see anymore doing.  Hello posts.   Good idea posts.  Or I know nothing about the subject but here are my thoughts. Had about 3,000 posts.  I prefer the AI to those.  
    4.  Positive over negative of AI.  I see tremendous value.  
    A.  We develop and buy Self Storage.  AI search-  any metro with 100,000; within 2 miles of metro,land listing of 3 acres or more, $50,000 per acre or less, zoned XXX, 10x20 price $130 market or more for non climate,  etc.  This might be to complex and take two or three step iteration.

    B.  Homes- all GIS title switches in the last year due to death.  Sqft 1500 to the 3000 this town or county.

    C.  GIS listings with PID listings of 5 or more where the owner is 70 or older.  Look to buy rental properties from aging investor.

    D.  GIS late tax payments for the last 3 years.  Offer them a solution. 

    Etc. Etc. 

    Back to work.

     I'd just like to respond and let you know that I'm a real person and I did notice that it looks like ai might be running wild around here. So I thought I'd just be clear on the fact that I'm a person and I do like to use ai and I think if it's done right it can be a assets.ai is just a tool it's not meant to be the boss

    It's definitely happening. The tells are usually overly structured responses with no real experience behind them generic advice that could apply to any property in any market anywhere.

    The angle is almost always lead gen. Build fake credibility fast, then pitch something once the profile looks active.

    The problem is it doesn't really work here. BiggerPockets members ask follow-up questions and the shallow answers fall apart pretty quickly.

      Yes I've noticed that.and I'll just say it again because I stand firmly by it and that is AI is just to be used as a tool and not to be let lose like it's the boss. And I think that's where a lot of people are getting it wrong because it can seem like it knows what it needs to say or what it's taking about and for the most part it does but it should only be used to complete repetitive tasks or spelling of words and such. Never should it have any kinda control.
