@Kenneth Garrett the problem with the redneck riviera and a lot of markets in Florida are the hurricanes and property insurance swings. If the price is right go for it but don’t buy something to barely have it “cover” the expenses.
I think this is the only forum I've been on where Branson has the majority (at least so far, lol) on a question like this. @Michael Kugler, @Angela Brody, @John Morgan
Sweet....We had a house in Lake Arrowhead going up as kids :) Very fond memories....I went back about 10 years ago and the lake was much smaller than I remembered....or maybe I just got bigger.
So far better than expected. If things keep going as they are I’ll hopefully be looking for another in 2020. My hopes are to buy properties in places my family can enjoy vacationing and build a vacation rental business out of it. As I see it it’s a win win if I can make it work. Below is my listing if you want to check it out. Any suggestions or tips are greatly appreciated.
I'm an investor and Realtor in Pigeon Forge, Gatlinburg area. I have 5 cabins. Plus SFR in Ft Walton Beach, Florida! Non vacation rentals in Huntsville, AL. Livin the dream!
Recently sold our Park City, Utah, condo because the board was corrupt and couldn't get the mostly absentee owners to see it. Six months later they started to wake up. Board president gave others a quarter of a million dollars the day before being voted out...and it was legal of her to do so. 78 unit building now on the hook for over $3k each plus years of deferred maintenance. Glad I got out when we did. When we lived in Texas we loved to go skiing, once we moved to Chicago that lost a lot of its appeal. I don't know how common this is...but three weeks around Christmas and then the Sundance Film Festival would pay for the expenses for the entire year. A good snow year, we'd make $10K more. A bad snow year, maybe only $2000. Usually empty all summer. My only regret is we never went during Christmas or Sundance because we hated to lose that income. (We went skiing in Austria last Christmas to make up for it.)

So many associations are mismanaged....it's so sad. The reality is that most of the people running the AOAO have no experience. It is the most FLAWED system that need a complete overhaul! Talking from experience as a past commercial real estate asset manager and president of my AOAO for 2 years.
