San Francisco/Bay Area Strategies

So I've been on BP for a few months and always follow the discussions in out-of-state markets that I'm interested in.  The story is always the same with people from the Bay Area, Socal, NY, or any other large market that is affordable so they are looking out-of-state.  

Now I get that specifically SF is out of reach with cap rates touching <3% but there has to be a strategy to get into the local market here.  So my question is, what is a realistic strategy for the SF metro or peninsula?

I can realistically invest $100k which would wipe me out in reserves but in this city, you would be lucky to get a palatial estate under the 101 bridge on Division St.  Please, I would love to hear options, even if its the Airbnb strategy.  Thanks and I'm hoping I get any response other than investing out-of-state.
