Lease Options Contracts

Hi everyone, 

I'm currently trying to negotiate a contract for lease option with a seller. I have pulled 2 documents to use as a reference, however, I keep running into lawyers that don't seem to know very much about how to write one up. Does anyone have any firm recommendations?
