@Liz Conrad,

Welcome to the community, Liz, and congrats on getting that first property under your belt - that’s the hardest step for most people.

If you’re looking to scale, one thing that’s worked really well for a lot of investors is diversifying into turnkey rentals in the Midwest and Southeast. Markets like Birmingham, Columbus, and Tulsa (Midwest) or areas in the Southeast like Atlanta suburbs and parts of Florida can offer strong cash flow, lower entry points, and solid long-term appreciation potential. They’re also a great way to build your portfolio without having to be boots-on-the-ground for every rehab.

Always happy to chat more about what's worked for others. Excited to see where your investing journey takes you! Best of luck!
