New Investor | Studying Real Estate Finance & Development | Ready To Start

I’ve been learning about real estate since high school and always saw it as the path I wanted to take to build long-term wealth. I’m now approaching the halfway point in my undergraduate degree in Real Estate Finance & Development. I’ve had internships in commercial real estate acquisitions and investment.

At this point, I feel confident with market analysis, underwriting, real estate fundamentals, and the general process of executing a deal. Now I’m looking to start applying that knowledge in a real, hands-on way. I worked throughout high school and have that money saved/invested. It's enough to get a property in a more affordable market. I’d like to connect with investors who have completed a deal and could help guide me through some of the more minute details of a deal.

I'm most interested in learning how to invest in out of state, core-plus or value-add properties.

If this resonates with anyone, feel free to reach out. I’d love to connect, learn more about what you’re working on, and see if there’s an opportunity to collaborate.

Looking forward to meeting more people in this community.

Spencer - you're setting yourself up for a great future by already thinking about real estate now.

Could you house hack in your college market and then rent the place out post move out? That way, you could put down a lower down payment and reduce your housing expenses.

Out of state investing can be great but building the right team there is crucial. I'd recommend reading David greenes book on long distance real estate investing.

Welcome to BP, Spencer! It’s awesome to see someone with your background and drive starting to put theory into practice. Since you’re looking at out-of-state opportunities and value-add or core-plus properties, one market I’d suggest keeping an eye on is Columbus, Ohio. It’s a market with strong fundamentals—population growth, fast job growth, and major companies like Intel, Amazon, Google, Facebook, Honda, Microsoft, and LG expanding here, which drives both rental demand and appreciation. You can still find single-family homes and small multis in the $120K–180K range that hit the 1% rule and provide positive cash flow, which makes testing your strategies more forgiving than a high-cost market. Getting hands-on with a couple of these properties could be a great way to bridge your classroom knowledge with real-world experience. Happy to connect and answer any questions you have!

Let me know if you want to hop on a call. I love young hustlers since I was also once in your shoes too. Whichever market you choose - make sure it is landlord friendly, find a GOOD agent that invests themselves.

Understand location, visit the site if you need too, have boots on the ground. Connect with good lenders, contractors/handymen, and PM that can be there in your place.

    Goodluck man! Rooting for you.

Spencer, impressive foundation—Real Estate Finance degree and internships give you a huge head start. Two quick moves: pick one affordable market and a tight buy box for core-plus so you can underwrite 5 real listings weekly, then network with local PMs and agents via REIAs or BiggerPockets to verify numbers and build your remote team.

What market are you targeting first for that out-of-state value-add, and when do you want to submit your first offer?
