Detroit and Ohio are both popular with international investors because of the lower entry prices compared to coastal markets, but if you’re looking for a balance of cash flow, stability, and long-term growth, I’d really encourage you to take a close look at Columbus, Ohio. The macroeconomics here are extremely strong with steady population growth, solid job growth, and major companies investing heavily in the area like Intel, Amazon, Google, Honda, Microsoft, LG, Nationwide, and more. Even with all that growth, you can still find properties in the $120–180k range that hit the 1% rule and generate positive cash flow, which makes it very attractive for out-of-state and international investors. On top of that, Ohio is landlord-friendly and has strong rental demand, which helps reduce risk when managing from overseas.
