Flipping in Nashville

Hey everyone! I’m curious—who here is actively flipping in Middle Tennessee right now?

I’d love to hear:

  • What areas you’re focusing on
  • Why you chose those markets
  • What your margins are looking like in today’s market

Are you still finding solid deals, or has it gotten tougher with pricing and inventory?

I’m seeing a lot of activity around the Nashville/Franklin areas, but would love to hear what others are experiencing on the ground and what’s actually working for you right now.

Hi Claudia, I've been finding good deals in areas surrounding Nashville. Still high in demand, but lower in price. Old Hickory, Madison, and Clarksville have been most fruitful for me. Profit margins are generally 10-15% of the sales price.

I've never flipped in Franklin, but there is a smaller pool of investors for higher-end properties, so I imagine margins are better there. It just seems like there are so many newer investors willing to pay more and lose out on profit just to get a project under their belt, and wholesalers know this.
