Good stuff! Always solid to see someone focused on BRRRR and building local connections. If you’re open to looking beyond Middle Georgia, a lot of investors I work with are finding more consistent BRRRR and cash-flow opportunities in Midwest markets like Ohio, where there’s still under-valued off-market inventory and better spread on entry prices. The key advantage is that you can actually scale the strategy there because we’ve already got boots-on-the-ground support lined up with property managers, contractors, and investor-friendly lenders, so execution stays smooth even remotely.
