Hey Ryan, welcome to the community! I’m Jorge Vazquez, CEO of Graystone Investment Group here in Tampa. I’ve been investing in Tampa real estate for over 20 years and currently own around 40 properties myself. Between our real estate and property management divisions, we also manage around 350 properties. We focus heavily on long-term rentals, distressed properties, and helping investors build cash-flowing portfolios. Always great connecting with other motivated Tampa investors, especially people active in long-term rentals and mobile homes. Looking forward to networking and seeing what projects you’re working on!

Welcome, Ryan. Tampa’s been a pretty active market lately for long-term rentals and mobile homes. What’s been your main focus there so far—cash flow or value-add plays?

Cash flow for my long term SFRs. Flip for mobile homes. Looking for ways to find leads on distressed mobile home owners.

Hey Ryan, welcome to BP. I’ve spent a decent amount of time around mobile home parks and mobile home investing.

For distressed mobile home owners, I’d look beyond the normal lists. Vacant/high equity and absentee owner lists can be useful, but a lot of people are pulling the same stuff.

Some of the better signals can come from things like code issues, repeat complaints, tax problems, utility issues, older ownership, and signs that the property has become a headache. None of those automatically mean there’s a deal, but they can help you figure out who may be worth calling first.

Are you mainly looking for individual mobile homes, small parks, or land with mobile homes on it?

Mobile homes and long-term rentals are honestly a solid combo right now because they can still generate strong cash flow without requiring luxury-level rents. A lot of investors are also starting to branch into out-of-state Midwest markets because entry prices and scalability are much easier than in Florida, where costs and the insurance environment are rising. The biggest thing is staying around motivated operators and continuing to build strong lender, contractor, and PM relationships, since that’s usually what accelerates growth the fastest.

Welcome, Ryan. LTR cash flow plus mobile home flips is a solid combo, especially in Tampa where insurance costs are squeezing a lot of rental margins right now. Always good to connect with investors working that market.

    Hi Ryan,

Glad you found your way inside the community, brother.

Sounds like you’ve got a solid mix going already between long-term rentals, mobile homes and healthcare. I imagine working in healthcare gives you a pretty unique perspective on people, pressure and consistency too. Those worlds probably overlap more than most realize.

Mobile homes are an interesting lane as well. Seems like there’s growing demand for affordable housing solutions across many markets right now.

Most important thing is you’re in motion and building.

Connect with good people. Ask questions. Stay grounded. And don’t let the noise inside this space convince you that speed matters more than sustainability.

Looking forward to seeing your journey unfold.
