Hello everyone. I've been looking around this site for several weeks now and decided to finally join. A little about myself. My name's Patrick and I am 39 and married. Kids are grown and supporting themselves so it's time to start focusing on us again. My wife and I are focusing on getting some debt paid off but after that we are wanting to start investing in real estate. I am looking to focus on rental property. I plan on using this as a place to invest outside of my 401k. I have no experience and that is why I'm here.
Our plan has us purchasing our first property at the end of next year.
I'm sure I am going to have a ton of questions so please be patient with me. I am like a sponge just soaking all the information in.

Just wanted to post an update. I haven't disappeared. Still reading forums and blogs. Soaking everything up that I can. I've got 2 months left till my debt is right for us to start investing so our timeline is still on track. I am thinking that I will probably focus on the BRRRR method to start. Seems like a good way to utilize our funds and grow quicker compared to the normal buy and hold. I am in the Southwest Missouri area and it's time to start networking. Anybody from my area that wouldn't mind answering a question every now and then?

Thanks for the offer Chad. I would definitely like to meet up sometime. The Joplin area is where I am looking for my investment opportunities. I've been analyzing properties just for practice but that's all it is at the moment. Getting closer to the time when we can take that next step and both my wife and I are getting excited for this next step in our lives.

I've done some looking and haven't been able to find any. The closest I have found is in Springfield or Tulsa. It's possible some of the experienced investors in the area may have knowledge of meetups that they would be willing to share.

Hey @Patrick Marsh, welcome to BP! I am in Springfield and would be more than willing to share any experience/knowledge with you. There is a REI group that meets in Springfield. It may be worth the trip once a month to meet others actively investing. Let me know if I can help in anyway.

Hi Patrick. I've also wondered about gatherings here but have not heard of any. You can't swing a sack of potatoes here without hitting someone that is a landlord. Surprising that so many people are into it. Most I've found have a dozen or less. I think there is the potential for lots of interest in an investing club.

Too bad I don't have the knowledge to set something like this up. Could've been how I left my mark in the Joplin area. Wonder if it's something we as a group here could get set up and going for investors in our area?

Hello @Andrew Newlon, I appreciate the offer and might take you up on it sometime. As far as the REI group in Springfield goes it is something I have thought about but I am actually just south of Joplin by about an hour so Springfield is about two hours away. That being said it would be very difficult for me to make it in time to attend through the week while I still have a regular job. Not ruling it out for the future sometime though.
I'd love to connect sometime about REI. I have been investing for the last 2 years and have done fix and flips, BRRR projects, and buy and holds. I have done all of these deals out of state and have teams in the cities that I work in. I'd love to share with you what I have learnt over the last couple years. Connect with me and I'd love to chat!

Hello Patrick and other Southwest Missouri people, My name is Michael Lewis and at the moment I live in Bentonville, AR but I am in Joplin A LOT. I am closing on my first property on the 15th of this which is pretty much a turnkey(duplex) that I will be house hacking. With that said you may be more help to me than I will be to you but I am happy to imput where I can. I am on track to buy 2 more properties I am on track to buy at least two more properties next year and being that I spend a lot of time in Joplin I was considering there for at least one of them.
BTW I'm not sure if the meeting is still going on but I found an REI meeting in Fayetteville, AR second Tuesday of every month. I haven't been because I just found it but I am going to try to fit it in this month.

@Corey Adams good meeting you at the Meetup in Joplin tonight. Thanks to everyone else too that was about to attend and Pat for getting it organized Not sure about some of the other names of those that attended. It would be nice to have a chance to do this again soon. Every time I talk with someone else that is an investor I come away realizing how much I don't know.
