Retiring military first-time introduction

I'm a long-time listener to the podcast and infrequent visitor to the webpage. I started as a reluctant SoCal landlord in 2009 when I received military orders away from my Oceanside, CA condo when the market would not pay me what I owed. Years later I rolled the equity from selling that place into 3 separate Memphis, TN properties using a 1031. I'm also in that same TN market with my Roth IRA. I retire from the Marines in 2019 with plans to relocate to northern NJ. I intend to find value-add properties near transit lines to EWR, JFK, and LGA and BRRR into the AirBnB, VRBO, and Crash Pad ecosphere.
