House Hack: Looking For Advice / Resources

Hey BP Community! I am 25, work in Tech, and live in the Bay Area (peninsula). 

I want to house hack a 2-4 unit building either here in the Bay Area, Sacramento, or San Diego. Looking for a building that could use a little bit of TLC. Would plan on using an FHA loan, but open to other financing options as well. I get that these areas aren't the best for cash flow, but if I could get most of the monthly expenses covered by tenants then I would be happy. Is a hefty investment in the Bay worth it if you are able to get in?
