Bad Debt Collection Agency

Hello,

I am new to this forum. I own an investment property and primarily here to make connections and learn more about real estate investing, 1031, etc.

Hi Alex, I've been a landlord for a while but I've only done 3 evictions and in those cases I just let the debt go because they were unlikely to ever be able to repay. But I wonder, is it required that you pursue 2nd cause and get a court order for a judgment in order to turn a debt over for collections? Also, what if you don't evict but you have a tenant that leaves owing money how does it work, do you have to sue in small claims and get a judgement first? Thanks, Jill.
