    Kladno, Your post sounds just like all the "gurus." Why not just go get a signature loan for $9,000 and avoid all the problems of buying a property and dealing with the tenants? You still have to pay back the money. In your senario you owe 105,000 on a property that is only worth 100K at retail. That is not investing nor is it a deal.

    I learned a new skill a couple of weeks ago, maybe I will start a summer camp for it. It is called, "How to back into your son's girlfriends car". Takes quite a bit of skill!

    Used to be on a regular basis I'd receive calls from various nitwits extolling the virtues of buying my properties for no money down.

    Then came the mass-mailings.

    Man, I'm glad that phase died down. What fo you suppose they're all doing now? Wearing paper hats and asking people, "Would you like fries with that?"........
