Crypto has better growth and passive income over real estate?

Rental Property Investor · Greer, SC · Member since 2017 · 51 posts · 33 votes

Honest question, why lockup your money in real estate when over the past decade crypto (bitcoin) has better returns and you can now earn passive income and are much more liquid than buying a home? I am moving more and more of my money into crypto and selling homes to accumulate crypto assets, I can make 8.6% interest on a digital dollar that is paid monthly, doesn’t fluctuate and compounds. I also make 6% on Bitcoin and my interest is paid in bitcoin. I don’t have to deal with repairs and the other stresses of managing a property. I would love peoples thoughts on this.

You can't leverage bitcoin, you can't improve it and you have no control over it. Can't BRRR it either. REI is a lot of work, takes a long time, it's messy - so I can see the appel of something that is quick and easy!

To me in many ways crypto reminds me to my first stock investing days back in 1999, it's great until it's not.

    Hey, where are you getting these returns? I’d like to make my Bitcoin and Ethereum work for me.

    @Kevin H.

    There is a lot wrong here.

    For example seems like you have a problem with laws in RE but have no problem with the regulations coming for BTC. The Fed Chairman, The Treasury Sec, Warren Buffet - who has a direct line to President Biden and so many others have expressed reservations about Crypto. The government of India has banned bitcoins!! So in your book that is not a concern but tenant laws in RE are?

    You don’t count the potential clamp down on bitcoin mining given the power usage and its impact to climate change? What about the enormous volatility?

    BTC was a great asset to buy 12 months back! Ask me I have enjoyed the upside. But to come and pound the table now is a little late.

    In the end I’ll come back to the circle of competence. I know an investor who has made millions focussing only on e-commerce stocks and companies for the past 20 years. He made a killing. He won’t even look at crypto unless it’s gambling money. I don’t say don’t invest in crypto, please do, but not because someone was pounding the table on BP. Do your due diligence, learn it and pick a solid entry point.

    What I am seeing now is when you have a lot of crypto you will also invest in RE and when you have a lot of real estate you will also put some in crypto. It is the first new asset class to come along in 400 years so many want at least one finger in that pie as it grows up.

    Will bitcoin outperform REI averages say over next 5 or 10 year windows? Almost for sure it will due to where its growth cycle is presently. Bottom line is it is virtually the same money buying both now though.

    Good luck!

    It's something we SHOULD be talking about it, as you can already borrow against your bitcoin and use it for RE projects. It will only become more relevant to the RE world over time, so it's good to learn about it.

    In terms of math it was riskier not to own bitcoin and this is why the big money is coming and or already in today. It is no longer about one persons opinion, it's just investment math and that math is no longer being ignored by most investors today.

In the northeast, they’re not tenant friendly, home prices have gone through the roof and taxes will continue to go up. My goal is to build wealth and rei for me was the best avenue. I am now looking for new alternatives as I don’t have a bottomless piggy bank and crypto is the best choice for me at the moment. I wanted to see if people are looking for different avenues with their money. Jim you sound way to negative, technology is coming, if you do your own research, bitcoin is can not be band as it is decentralized and no entity controls it. It could be regulated and in the short term would hurt the price, it is extremely volatile, but a lot smarter and richer people are poring millions to billions in it. The market cap is too large and too many rich and powerful people are holding it. Blockchain is the new frontier in my opinion, is btc going to be around in 10 years, idk. I do know that forms of crypto are hear to stay and will disrupt many industries, housing included, you can research why. Again it could go to $0 or $1M, idk and I didn’t say I would never get out of it, I listen, learn everyday and decide if it is still viable for me. As of right now, rei makes no sense for me where I feel comfortable putting my money. Clearly the majority of people feel differently and that’s ok.

    "It's decentralized! No one can control it!"

    You really expect national governments are just going to shrug and let a technological upstart seize control of the money supply. Wow.

    I get what you are saying. Today some think this is less likely perhaps as a country would only be shooting themselves in the foot not to being able to tax it if they banned it. If one country decided it was illegal, another country would fill in quickly as the goto option is the working theory. There is competition for the best conditions for it. We are already seeing that on the state level with a couple states favoring crypto as to capture some of that new mula and mining opps. The same is happening with other countries as well. Maybe it is not about being the only worlds currency as it is about being private property unencumbered from any one governments manipulation. Keep in mind one of the known major appeals of bitcoin is it is unconfiscatable. The statement crypto currency will be shut down, that chance has already passed might be where we are actually at presently.

    In the way you think about politics and economics, is there any room for amoral thugs with guns who make other people do what they want? You sound for all the world like a late nineteenth century intellectual arguing in vague, macro terms that socialism is obviously the next inevitable step in the human condition as we progress from being to spirit. I don't mean to be insulting. You really sound like a good guy. There's just no nastiness in your understanding of how the powerful stop being powerful, and there should be. No men with guns, no men in plastic ponchos, no men in black robes who do whatever their Great Leader tells them to do.

    Sure.

    I get your thinking still, although the days of banning are pretty much over by all accounts. Even the 1% of countries who entertained that idea have reversed this course or are in the process. In a nut shell, it is fiscally counterproductive to ban now. All this sort of reminds me of the legal weed dealio, ...it's kind of game over there too as far as if legalize can happen.

    In other words the writing is on the wall. We have a new asset class for the first time in 400 years. The chances of it being shut down now are nearing zero %.

    Bitcoin is intense... obviously millions have been made, but I think that ship has sailed folks.   Anyone who buys at $45,000... you're just asking to lose 50% of your money in case this ever gets proven to be a scheme.

    Upside... ok maybe it doubles to 100k.  But it's truly gambling.

    With respect, because I truly believe you are a good person, Matt, you're an innocent. Weed is legal because potheads don't crave power, don't challenge the status quo, don't upset the apple cart. Bitcoin holders are going to be just as demonized as FDR's "gold hoarders" just as soon as it becomes convenient.

    Most gamble type bets don't pay interest and that is available on crypto in kyc insured accounts at 5%.

    $100k was a speculated upside when bitcoin was 5k. At $50k this now has shifted to 7 figures according to some of the most well respected fund managers in the game.

    It is still true both RE and crypto are considered high risk.  With that, risk is not an exact science, some things that were once deemed risky later proved to be not (amzn) and other things considered less risky turned out to have more risk now (USD).

    The other large downside of crypto at the moment is the large exponential growth in ransomware attacks. Blackmail and ransoms are on the rise as its very easy now to receive the money and have little repercussion from the law. Its not just large enterprises being hit but often the smaller mom and pop or medium business space as they often have less security measures in place to prevent phishing attacks and hacks

    @Jim K.

    You make some valid points, a bit dark to say the least. The thing that you’re not grasping is that the world is trying every possible way to separate itself from the USD. It’s crumbling, old, slow and people are tired of government’s printing billions/trillions, inflating costs of goods and making their friends even wealthier. If other countries start adopting a smarter currency, the US will have to adopt it as well. I expect in the next year that you’re going to hear that large nations and FED banks have BTC on their balance sheets. India tried to ban it and reversed their decision. I don’t think you know enough about it to say the government can confiscate it, if stored on a proper device, without the seed phrase it is inaccessible. China banned it and they are the largest miners of it, other countries that banned have some of the highest usage of it. Technology changes a lot of things, people never thought the phone would work as you had letters, or cars over horses. The internet wasn’t going to make it because dial up took forever to download something. I don’t think people realize how much this technology is going to disrupt everything. You will be able to get a loan for a house through crowdfunding and avoid the bank. Your deed will be a Non Fungible Token and is visible on the blockchain. So many industries are going to get swallowed up by blockchain technology. It is most likely too big for governments to stop and now they can only regulate it, same goes with the internet, governments either try to shut it down or control it. However it is too big and there are ways around their control.

    I hear ya and no offense taken or given but you might be in a small fast shrinking minority with this opinion as it has detached from the actual realities on the ground. The growing list of very large corps (top 100) putting bitcoin on their balance sheets is not shrinking is one of many reasons why.

    Other problem with crypto: I can't find a floor price , it's all speculative.
    It's unline RE or stock that I know reliably the range of price action based on company's earning.

    @Carlos Ptriawan

    The digital dollar is no different than our current fiat system, the government can print or mint as many as they want. Until governments are held accountable and control spending, bitcoin will have no top, because fiat has no bottom. The government just approved to print 1.9 trillion, a fifth of all USD ever circulated has been printed in the last year. That why houses, stocks and other assets value are rising dramatically this past year.

    It's something we SHOULD be talking about it, as you can already borrow against your bitcoin and use it for RE projects. It will only become more relevant to the RE world over time, so it's good to learn about it.

    POWER IS NEVER INNOCENT. Cryptocurrency WILL be shut down. FDR robbed the rich of their gold holdings. You will be robbed of your Bitcoin holdings, one way or the other. You live under a repressive social order that will crush you when you challenge it. Your neck has yet to feel the government's jackboot on it, that's all. You are all soft ivory-tower dreamers imagining you live in a fair and just society that will gradually give way to an even fairer, more just society, because it's best for its people. For the children. For all mankind. Happy days in a happy land of endless flowing rivers of milk and honey and Bitcoin.

     Anything's possible however the number of billionaires and large insitutions including Americas oldest bank and insurance company that are putting bitcoin on their treasuries currently, the gov shut down risk is perhaps less likely today. (Lobbyist money)

    In terms of math it was riskier not to own bitcoin and this is why the big money is coming and or already in today. It is no longer about one persons opinion, it's just investment math and that math is no longer being ignored by most investors today.

    The oligarchs thought they could fight Putin, too. Oopsies.

I've heard similar with big funds buying up millions in Bitcoin.  That's almost MORE worrisome.  Whew... gonna be interesting.

    The fidelity thinks Cypto is like netscape in 1996, that's what  i read in the PPM. Me too surprised.

     I think some consider the cost to mine 1 btc sort of a floor price and in theory zero is also one floor price. I kind of wondered what my Radio Shack stock floor price was when it was paying 20% dividends, turns out everyone agreed upon zero for the Shack eventually. Realistically today with whats going on in btc, a more psuedo floor price might be $10k ish.

    Since it pays 5% interest there may be some formula for a sort floor value the fund guys are calculating for allocation % or where they would back up the truck to buy it. I have heard rumors around 20k ish but idk for sure.

     That might be contrary to the actual value of the network metric  If xyz large corp uses facebook and or owns facebook stock this is considered positive for facebook and its network value. It is identical for facebook, bitcoin, paypal, visa etc. The larger the network the larger the value is the mainstream economic theory. Fidelity must have had a change in thinking as they are big into custody lately. " incredibly successful " says Fidelity CEO Dec 2020.
