RE Investment Strategy

I am new to real estate investing but am interested in fix and flip projects and building a rental portfolio. I am unsure how to best find a source of inventory for deals. Does anyone have a good source of inventory/ any advice for just getting started? I am open to most markets in metro atl but do not want to go too far north or south. I feel like the time is now to start buying while rates are high, and property values are low.

@Robert Thompson

I don't think property value are 'low' right now, but lots of us are still buying.

In order of easy to hard you can: look on the MLS; connect with wholesalers and others who source off market deals; and reach out to sellers / market yourself.

If you can though, start with a house hack or live in flip instead.  Flipping is extremely difficult right now for folks who are brand new.
