The BP Posters We All Hate to See

The Know it All - This character is an expert on any and all topics. Real estate investing, psychology, crypto, the economy, politics, foreign affairs, religion, you name it, he’s the expert. Goal in life is to demonstrate his knowledge to everyone. Technique is to overwhelm you with the amount of verbiage he produces - think Cliff Clavern on Cheers

The Fighter - States a controversial position, then goes into attack mode at anyone who doesn’t 100% agree with his position. Personal attacks on responding posters;; name calling; bullying; and self righteous indignation are his stock in trade. Regards success as measured by the level of acidity he’s able to generate in his threads.

The Marketer - This person is selling or marketing their service, product or property, but trying to do it in a way where it doesn’t appear as such. Most utilize thinly disguised “knowledge” postings, trying to appear as if either providing knowledge on a topic or asking for advice, opinions, etc. Most often used by insurance sales, mentorship sales, or broker / lenders. Post often get moved to classifieds section.

The Testifier - Only shows up to support a “guru”. Has no more than 2 or 3 posts, and each is a “testament” to the quality, success, honesty, etc. of the subject guru or his program. Usually receiving a kickback from the guru and trying to recover some of the fee he now realizes he’s thrown away.

The Braggart - Only posts because he wants everyone to acknowledge his success. NEVER posts failing investments. If you add up his successes he has a track record that eclipses Warren Buffet many time over. In fact if you added up all his claims, he would personally possess 95% of all wealth in the world.

The Dreamer - He “drank the Cool - Aid”. Believes that by watching 2 YouTube videos, and asking questions on 2 BP posts, he can earn 6 figures “wholesaling” real estate with no capital, no experience, no education, and almost no knowledge. This weeks he’s going to wholesale real estate; next week he’s spent $249 for a “starter” kit for multi level marketing of vitamins; 2 weeks hence he’s going to day trade crypto.

    great post.  i will say that i have a lot of sympathy for the Dreamers.  in part BP has contributed to this - not necessarily buying supplements with crypto, but 'cash flowing' $552 a month on 3 houses and quitting your job in year 2.

    Here are several posts to illustrate: 
    The first one the original poster continues to gaslight and not listen to others because they had a bad experience. I stopped reviewing this post because it becomes comical and adds not further value
    Warning! RE will keep you poor and the passive income myth

    Another where the poster was commenting to people to "cry harder" and calling people losers. (since been removed). Best post in this is by an individual who noted "Google people before you trust their replies to things"

    I have been DM'ing with a "dreamer" for a few days and now she is so excited having an actually feasable plan. That totally made my day. And that's why I am here. I often try to be a voice of reason for the cash-flow dreamers, but it's often a wasted effort. They don't want to hear it. 

    The narrative they have bought into is don't let the nay-sayers hold you back, so they tend to believe the guy who wants to sell them a 100-year old class D property in the hood - and reinforces their dreams. Go figure..

    @Nicholas L. reminded me of my favorite poster. And we see them every week....the ones that are intent on 'replacing W-2 income within 3-5 years'.

    I don't even have a name for that.....

    I can think of one particular person that has five of the six characteristics you mentioned.  He’s not the dreamer and I believe he’s been successful in his career.
    (I’ve never had a run in with him though. I try to steer clear of hostile people or people that has showed repeatedly that they can turn hostile very quickly..) he actually has some intelligent things to say a lot and I really believe he’s pretty smart in a lot of ways.

    I’m trying to put Title to this poster..

    They definitely had the dreamer part, but there was more to it.

    It’s the poster that creates lots and lots of drama, crazy naïve post, and then act offended when people point out the obvious or should have been. 

    They then disappear after all kinds of long-term posters fights among themselves over the drama that the flash in the pan poster created.

      An example…I don’t remember the exact name of the post and it’s probably best,  but the gist of it was one coffee and one life-changing event.

      One long-term poster that was very experienced and an asset to Bigger Pockets even quit bigger Pockets over that particular thread and then the original poster disappeared. 

      I actually do somewhat remember the life changing coffee meeting post.  

      The MOTIVATION of some of these characters is a whole other layer of the psyche.  Anger at the world, loneliness, frustration, boredom; who knows what else. Gotta believe some of these characters aren’t even interested in real estate per se; they’ll jump on any thread subject anywhere, anyplace, where posting can “alleviate” their pain.  Think of it this way; for the (unfortunate) disassociated  out their posting may not only be therapeutic, it may also have given them an outlet that prevented suicide or murder.  Heck, more than a few of these people seem capable of “going postal”.

       Yup, she trolled the forum

      She was going to have coffee with a very successful RE investor in her market.  That successful RE investor supposedly had recognized the lady as being exceptional and sure to succeed.  He was going to mentor her and she was going to achieve great success investing in RE.

      a lot of the posts indicated the successful RE investor was after one thing and it was not a new protege.   

      Clearly the lady was naive even if in this case the RE investor had proper intentions.   When this was communicated to her, her naivety seemed to expand as she was unable to recognize it as even a possibility.  She was sure he was going to mentor her and sure she would have great success investing in RE.
       
      then she vanished.    I question if at the coffee it became clear to her why he indicated she was special.

    You forgot the “post replying group…”

    1) Copy and paste AI response

    2) State the EXACT same thing 4-5 other people already said, especially without acknowledging the other responses  

    3) Gives an answer that is flat out wrong/illegal/opposite of ideal, especially without saying they “think” or “believe” but stating as a fact  

    4) Gives an answer that shows they didn’t read the post or understand it. I.E “Sell on seller financing” when they need the cash now. Or “house hack” the inherited home in the Midwest when they are a lawyer in Washington DC.

       What are the posters that you like to see?

      Well, here are a few types of posts (posters) I can support

      if the poster is relatively new and inexperienced, they have done some basic research and possibly searched for previous posts that answer their questions, or Googled for answers.  When they ask a question and receive detailed, knowledgable answers from experienced investors, brokers, etc. they show some appreciation (like a simple thank you for responding) and if the answer is something they rather not hear they don’t attack the responding poster as being “a hater”, “a troll”, “a loser” or some other classless assault

      if the poster is experienced and has valuable insight or a timely question, I’m interested in hearing their reasoning, their background, and their experience.  What I’m NOT interested in is a real estate broker specializing in Memphis telling me Memphis is the best place to invest; an insurance salesman sprouting nonsense about “infinity Banking” trying to disguise single premium universal life insurance, or a person with limited knowledge provide incorrect legal opinions.

      I’m interested in posts that describe unique situations in real estate investing, creative solutions, methods of wealth building, risk analysis, etc. 

      I especially like posts that acknowledge and or congratulate people who have taken positive steps to reach their goals, or have had successes they related.  Or even failures that they’ve learned from.

       What are the posters that you like to see?

      Well, here are a few types of posts (posters) I can support

    @Don Konipol This made me laugh a little. I'd also add the "Chat GPT investor" ie all of the folks who copy and paste word salad AI outputs to try to make it seem like they know what they're talking about.... This person tends to be a subset of your "Marketer" classification

    (Yes we know AI has been an annoying issue on the forums, everyone keep reporting it when you see it so we can keep it in check!)

       I have not seen any of the people I report get suspended or banned. Is there a way to tell if your reports get actioned or not?

    Alright well apologies to all if I have ever fit into any of these categories. 

    I'm glad the AI poster was mentioned because that has been really annoying lately. There was one recently who told OP to go to Zillow or Realtor.com to find an agent to help them because that is what AI had told her. Seriously the "new" technology that is supposed to either save or ruin the world depending on who you talk to about it directed her to old antiquated technology, and she shared it with the OP (who already had an agent) as if it was the Word of God. Can't make this stuff up. 

    My second least favorite after the AI poster, and this one has nearly driven me to quit BP several times: the person who has a lot of equity in their primary because they live in a desirable market, but is on here asking about which cheap undesirable out of state market to invest in. Why do they think locations experiencing terminal post-industrial decline would be good places to invest, as opposed to the market where they live that literally gave them all of the equity they have to invest? It makes no sense but there are so many of them! Location, location, location people! 

    Here's another one, kind of a sub-category of above: the Spreadsheet Magic poster. The newbie who is going to cashflow $200/month on a 100k house in the hood where nobody chooses to live, operating from out of state where they themselves choose to live, with 5% of rent dedicated to repairs, maintenance and capex, 10% for a PM, 5% for vacancy/ tenant issues and they somehow never do the very simple math to realize that 5% is only $35/month which won't even hire a plumber for a single hour. This is never going to be enough $ budgeted to run a property without losing a ton whenever anything needs to be fixed or replaced, or anything at all goes wrong (which it does because this biz relies on dealing with both imperfect humans and properties that are always needing repair or components replaced). They also overlook that they are expecting a PM to manage their class D rental in the hood for far less than minimum wage. But they are going to cashflow $200/month using these ridiculous spreadsheet inputs without realizing that their bad math is pushing them into the worst possible location for anyone to invest in. I guess what bugs me is not that this person exists but that there are so many of them! 

    I've turned into the White Knight on here trying to save these people, and I don't know why. I should probably quit BP and just let all of these people buy money pits in Ohio and figure it out for themselves.

       Used to be a good site where serious investors could get on and buy good deals in Ohio but most of the investors that could do that have dried up. Now most of what is left are the investors that have read a book and think it is easy

    1.  “placeholder” accounts. 

    2. Posters who introduce multiple new investment strategies seeking approval. There was one poster who within a matter of weeks asked about tax sales in Philly, STR in another market and building ground up single family homes.

    There’s another poster who must introduce a new strategy weekly in various areas of the country and makes it clear he places zero value on relationships. Always complaining about fees and constantly looking for ways  to cut out brokers, lenders from collecting fees and boasting about teaser rate services or promotions  he never intends on re-using. 

    3. Seeking the BP community approval of a unqualified tenant prospect


    4.  More broadly: anyone who spent money on a course that suggested they could buy real estate with no money or could take a course and suddenly syndicate large apartment transaction deals. I believe they get defensive because they realized after the fact they were duped.

       I have probably had 1,000+ people reach out to me about buying 50+ units. I tell them they should not be reaching out to agents and brokers who have never brokered one of those before. We do not have access to that inventory... Need to reach out to CBRE, Collier's, or another huge name commercial brokerage. Only so many of those transact every year.

    @Don Konipol - great topic and thread. 

    I think the long term viability of this forum for legit conversation is quite dependent on a solution to this issue.

    I frequent the board so much less than I used to.  

    Part of it is simply the drop off in investors for my local region that post.  

    Part of it is the people that pretend to be investors in this area and either 

    1. know absolutely nothing of the area but act like they are experts  

    2.  are trying to sell something 

    There was a recent post on a Huntsville thread where someone portrayed himself to be an investor.  Then, he showed his true colors - he wasn't an investor, he was a New Western agent trying to build his buyers list.

    It's not easy to really help people. One of our local REIA groups organized A La Carte coaching in response to the guru-nonsense charging 10k or 30k or whatever for seminars and one-on-one coaching. What if you could have an expert come out, walk your property with you and spend an hour discussing your specific question or scenario with you and provide specific coaching for that issue.

    So, we had a group of local experts with a lot of experience and credibility in the group from HML to flips, BRRRR to PM, MF, etc - the idea was that you can call one these coaches for specific one-on-one questions on an hourly rate. I thought that was a great idea and covered BRRRR and new construction. We introduced the group at meetings and they did a great job promoting it - everyone loved the concept, but very few actual takers.

    We still had people sign up for "professional" coaching, typically some OOS guru "comming to Milwaukee" and I realized, people wanted to be sold an expensive course. It was not so much that they needed help witha  specific question, but they wanted to pay $30k for the promise of the "finacial dream". What these courses do they get you amped up and excited, and that's what people are willing to pay for. Not so much for knowledge. That was a sobering realization..

      marcus there is a real skill the travelling guru's use and its the MLM system.. you need a free meeting first then you talk about family and why and all the stuff that pulls at heart strings then you go to the next meeting that is cheap .. then the big dollar one.  coming right out of the gate where you have to pay for someone's time.. is a non starter most of the time there is a big lead up to this stuff.

      People want to believe the PROMISE; telling them the truth as taught by someone in the industry is not anywhere near enticing as the promise of riches taught by “the expert from afar”.

Usually receiving a kickback from the guru and trying to recover some of the fee he now realizes he’s thrown away.

    The Braggart - Only posts because he wants everyone to acknowledge his success. NEVER posts failing investments. If you add up his successes he has a track record that eclipses Warren Buffet many time over. In fact if you added up all his claims, he would personally possess 95% of all wealth in the world.

    The Dreamer - He “drank the Cool - Aid”. Believes that by watching 2 YouTube videos, and asking questions on 2 BP posts, he can earn 6 figures “wholesaling” real estate with no capital, no experience, no education, and almost no knowledge. This weeks he’s going to wholesale real estate; next week he’s spent $249 for a “starter” kit for multi level marketing of vitamins; 2 weeks hence he’s going to day trade crypto.

    The Angry Guy - Very simply, asks a question on BP, then gets progressively angry, hostile, and irrational when he doesn’t like the answers


     Don, what would the ideal bigger pockets community look like to you / how would the interaction go if you could set admin policy? Additionally, I am interested to know what you believe the inverse characters are to these bad character archetypes.

    I agree with what you are saying for the most part. There are some things worth paying for. Back in 2015 we paid 25-30k for a course on note investing and buying defaulted mortgages. That course lead my business partner and I to form and LLC and we are up 600k since. That was a specific set of skills at a particularly relevant point in time that would not be as relevant today but it was worth it at the time we did it.

    And yes they followed the exact formula mentioned, free short seminar, charge a few hundred for a weekend course and then upsell to a the big package.

       Yeah, I fell into the same funnel in 2009 with Rich Dad Education: "comming to Milwaukee" on the radio made it sound like a big deal. Thursday night for free, the following weekend for $299. And at the end they pushed 12 segements for $6000 each on credit cards. After 2 days of learning about startegies and seeing pictures of "real checks" it seemed possible, quite a few people signed up. I wonder how they told their spouses about the credit card.. RED called me a few weeks later and noted I did not sign up, they offered a 1 year personal coaching program for $3000, which I signed up for. What it got me was a home study course with weekly homework and an accountability call with a girl in a call center, who was a master in evading questions lol

      Like you Bob, I feel it was probably worth it, because it got me a solid overview of all possible residential strategies all the way to sandwich lease options, so at least I knew the theory. And it got me started to buy my first property. Not that I could not have bought a duplex on my own, but still..

    Strong cultures endure because standards are enforced. I welcome correction from those who’ve earned the right to set them.  Would welcome suggested archetypes in the positive.

    1. The new investor who is looking to invest out of state. Their market is too expensive so they chase cash flow dreams in the Midwest. 

    2. The computer ROI/calculator gurus who haven't made a single investment themselves, yet can claim which markets are really good for investing. They did some simple research or chatgpt prompts and now are experts

    3. The Subject to/seller finance guru who has an incredibly deliberate plan but 0 experience. 

    4. The dreamer is certainly my favorite. Watched a few videos or read a book and now want to get into my market (Philadelphia), spend 100k on a BRRRR and make insane returns. I had someone reach out to me so I can help them find a turnkey investment in a A-B neighborhood. He didn't like the deal because he saw other similar properties that cash flow over $1000/m AFTER deducting rent by 16% or so. Effectively looking for 20% CoC. I asked him that if he ever finds those deals and passes up on them to send them to me, iI'll buy them lol!

    😂 Painfully accurate—and honestly a great reminder of why discernment matters on BP.

    The best value usually comes from the quiet operators who share context, numbers, and lessons learned (including mistakes), not the loudest voices. Filter the noise, follow the substance.
