Today I’m analyzing off-market properties in Lakeland, Florida and reaching out to absentee and out-of-state owners.

For those with more experience in this market:

What do you look for first when evaluating an off-market deal?

Equity?

Location?

Condition of the property?

Rental potential?

    Hi @Rhema Odika,

    For me, it starts with whether the deal makes sense financially. Equity is great, but if the location, rental demand, or overall numbers aren't there, equity alone isn't enough.

    After that, I'd be looking at the location, condition of the property, and what the realistic rental potential looks like. Through the co-investing club I help run, we review a lot of deals, and one thing that comes up over and over is that strong demand and solid fundamentals tend to matter more than getting an incredible discount on the purchase price.
