Coach House or ADU Chicago
Does anyone know if it's possible to build an ADU or coach house on vacant land, without actually building the "main house"? It looks like some of the areas in the pilot allow the ADU to be built first, but what about a situation where the builder would be trying to build "granny flat" as the main structure.
Based on what I'm reading, the process for getting an ADU/coach house permit looks like it needs to be submitted along with a regular building permit (the main structure)? Is it possible to build an ADU or coach house and not the main building?
Sorry if that doesn't make sense, just dealing with a vacant RS-2 zoned lot that is considered an "improved single lot" with the lot of the house next door as they were previously owned together (and a house exists on one of the lots). The improved single lot means there isn't enough space for a new build on the vacant lot as it would put the old house out of conformity.
I'm just seeing if it's possible to build only a coach house or other structure as opposed to getting a building permit for a single family home.
