Diary of an unusual type of flip!

I have been a member on the site since September of 2013 and I have learned an amazing amount from the site and I thought it was time to try and help others out. I have read a lot of the different Diary forums on BP and I love them all and especially the ones by J. Scott. I am also reading the books on flipping and rehabbing by J. Scott. I purchased a property I was going to rent out and I decided to try and flip it instead. It is not a usual type of flip I am going to everything myself. I know its a no-no to try and save money by doing it yourself but I thought that I would do this to help rate the difficulty of each project. I also love doing this type of work. Now don't get it wrong this is not my everyday job and I am not a contractor. I am going to prove that an average person that is willing to learn can do these things. This flip is not going to be about saving money because it's like J. Scott and many others have said there are other things that can be done to make better money. I am also using it to be able to spend so time with my dad and my sons to do as a family project. I will try in the next week to get caught up on where I am at and I will try and post pictures if and when I remember to. If there is anything you want to see pictures of questions to ask lets have them.

I'm looking forward to having my kids help me in my flipping business some day too. Not only the business part of it, but also some hands-on stuff. I think it's important that children learn how to do hard work. Reminds me of a story.

There once was a man who put in a field of corn. One day he was out in the field working with his sons. The neighbor happened by and asked him, "man, why are you spending time raising corn when you can buy the stuff really cheap over at the farmer's market". And the guy replied back, "I'm not raising corn - I'm raising sons".

Here are a couple of the pictures of the new windows that we have put in the last couple of weeks. One of the things I made a mistake on was buying replacement windows instead of new construction windows. I should have bought new construction since I will be putting new siding on the house.

We did just the opposite on the replacement vs. new. My contractor made it work and looked great. The guy that sold me the windows wasn't any help or I would have been steered in the right direction. Your window are a definite improvement. Looks great!

it has been a while since I updated how the rehab is going so I thought I would put a couple of pictures to show some of the progress that I have been making. Keep in mind everything has been done by us.

Nice work David - floors look beautiful. Where are you at in the project now?

I have been really busy as of late and have not had the chance to update this. I actually had to take a break form this property for a while. I had someone to cut a tree down next door to the property and to knock the power out. The tree fell on the power line breaking in it but not before it pulled the meter box off of the house and out of the wall. This causing around $2,500 in damage and having to be rewired back into this house. The power company has been trying to charge me for the repair on the outside lines going to the house as well and I have been fighting with them over this. Hopefully it will be back on this month sometime. Here are some pictures of the last few things that I have finished. Let me know what you guys think so far.

Wow! Nice work. It would be great to pair pictures for before and after effect. Did the neighbor have homeowners insurance - seems like a simple claim with them.

Actually it was just a lot with trees on it. There were no homes on it. I was out of luck on that one. I only have a few things left to do on the inside like install the counter top on one of the bathroom vanities, carpet, and a little sheet rock repair. Then I need to install a new HVAC unit, clean up, and create some curb appeal.
