Flippers: How do you handle septic tanks?

Kyle Hess
Posted

I'm curious how most flippers handle septic tanks. If you're rehabbing a property with a septic tank and there are no noticeable issues, do you still have it cleaned out/inspected? Or leave it as is?

My question is, why didn’t you already test the septic system before you bought the property in the first place? Issues with septic systems can be very expensive to rectify, so speaking to you as somebody who has flipped over 100 houses, if there’s not public water or sewer, I have a contingency that they be inspected before my clothes. After all, whoever you sell the property to is going to require the inspection, and you don’t want it to be a surprise at that point if it doesn’t pass.
