Hi guys just curious where you buy your vanities and cabinets? We are looking for medium quality stuff for our reno project, but easy returns and of course value is everything. Any suggestions are appreciated!
I have done a couple IKEA kitchens myself and, while kitchens can be done cheaper, I do like the flexibility and space saving design over conventional cabinets. I haven't used any of their vanities as I haven't seen anything that appealed to me yet.
Orange Big Box is a mainstay for me because I know their inventory and their higher end stuff is okay for most rehabs. You can shop the supply houses but you may not get the cabinet, the sink and the faucets from the same source and they are usually more expensive. Depending on the market you're in it should be adequate.
We just finished & sold our live in flip & bought our cabinets through cabinets.com. We did the ones that ship flat & you assemble so it definitely took added time (took us 2 days) but we were happy with the quality for the price. ($2200 shipped) Returns would be a nightmare though so won't work for all but we would do this again.
I've used Lowes Project Source cabinets in 3 SFR rental remodels. Stringing 3 of the base cabinets together and adding a knee wall makes a great kitchen island. Low cost, painted them white and residents like the look combined with black appliances.
For the quality and the price the chinese shaker with quartz has been winning the day so far in WA area.
I know of a few in so cal as well but have not done a project in awhile, but intend to test the quality/pricing soon.
In WA, typically I can get a 10x10 kitchen uppers and lowers (usually a galley style or L shaped kitchen) plus 1 vanity for about 4.5-6k installed with taxes & delivery.
Every kitchen or apartment varies but on a recent job it was two upper 33x30's in the laundry room, 36" vanity + filler, 48" vanity plus filler, and a galley kitchen that was 112" long by 92" inch high and we did uppers and lowers for both sides. All this plus 2 CM quartz stone with 4CM edge and SS under mount sink was about 6.1k all in.
It works great for nicer rentals if you're in B or A Class or are flipping a property.
Ian Saingarm I go with Ikea on every kitchen, these days. Even in my own. I use the vanities as well a good amount of the time BC I am there already. For me it's priceless to draw a kitchen in the am and pick it up a few hours later and have it installed in a few days. I like the quality.
The link below is to a 3 family I owned that has two Ikea kitchens. The kitchen with a washer dryer is not Ikea. The kitchen with the gold faucet was 2200 at Ikea. The labor was around 750 for install. The galley kitchen is also Ikea and was 3600 5?years ago. That was a rookie mistake I used the high gloss cabinets which are $$$$.

Thanks, @John Hickey. Those are reasonable prices. Good deal on the appliances, too. Are they good quality or reliable appliances?
I personally love the look of Ikea kitchens but I know some people buying older or traditional homes like more classic cabinets to fit the style of the home (e.g., NE colonial homes).
I think we're going to upgrade the kitchen in our own home in the next year or so with Ikea but I think we may try it for a flip, too.
@Steph C. this is Ikea in my house. There are 2 cabs on the other side of the 11' island There's another 16' run of lowers to the left that are out of the shot. The whole kitchen was 6100 in cabinets. I think it would be hard to beat that price. With the same look.
Steph C. I can't say for sure BC I sold the house I put the appliances in before i used them but they seemed like they would be a problem down the road. Nice looking but I think headed for issues.
Check out the website like Ikea hacks or something like that if your doing the double oven or microwave in the pantry. You'll have to modify the cabinets onsite. I did it for the kitchen in the pic BC we used Bosch double oven so we had to account for heat and all that so we did a few modifications. If you go to Ikea they will tell you it can't be done, but if you have a carpenter and use the right materials...and vent it right, so you don't build up heat(don't want to start a fire) it worked for us.
Our most recent 8.5ft x 10ft kitchen was $3357 for assembled (not installed) cabinets (grey shaker / solid wood / soft close). That includes approx $300 for a 36 inch bath vanity; so the kitchen was right about $3k for cabinets
Counter tops for kitchen and bath including sinks and installation were $1800
I had the complete opposite experience with Pius. Yes, they are budget friendly, but you get what you pay for.
The following is a timeline of facts, no opinion.
6/1/17 - Our contractor agreed to terms and paid in full for two kitchens (Sierra Quartz countertop, Shaker Cabinets, and two sinks). Original delivery date was scheduled to be 6/14/17.
6/14/17 - Delivery Delayed
6/16/17 - Cabinets delivered, countertops rescheduled for 6/19/17
6/18/17 - Received a call 1 hour before closing that our countertop (Sierra Quartz) was not available and had to choose a new countertop the night before it was suppose to be delivered. (Our floors and fixtures were already chosen and installed based on the Sierra Quartz)
We also confirmed the sink sizes that would be installed on this date in both kitchens.
6/19/17 - Countertops no showed, no call to contractor
6/20/17 - Countertops installed, but wrong size sink was installed in both kitchens. Pius switched the kitchen sinks. In addition, one side of the countertop was left raw and unfinished, installers flooded the work site, and left cigarette butts all over.
6/21/17 - The manager told me it was our fault the installers (hired by Pius) put the wrong sinks. We should have supervised them, even though they were working off of the plans drawn at Pius. The manager also said it was because we ordered the cheap countertop that one side was left raw. The manager said there was nothing Pius was going to do.
6/22/17 - We called Pius several times without a call back.
6/23/17 - My wife had to go in person to get a hold of somebody. At this time Pius accepted responsibility for incorrect install and drawings. This is something they could have told us over the phone.
We could have demanded both sinks and countertops be corrected, but our timeline was already messed up and this was for a rental, so we just needed one to be corrected since they put the big sink in the small kitchen. Second installation was scheduled for 6/27/17.
6/27/17 - Pius installed the wrong sink again. Pius took responsibility for installing a shallow bar sink as the kitchen sink on accident. Third installation was scheduled for 6/28/17.
6/28/17 - No showed, no call.
6/29/17 - We made numerous calls to Pius and were not able to talk to anybody.
6/30/17 - I had to go to Pius in person. Third installation rescheduled for 7/1/17 between 3-4pm and I left my personal number for the installer to call me when they were on the way.
7/1/17 - Installers supposedly showed up at 10am and called our contractor, not me. We were not home because we expected them at 3-4pm. Finally got a hold of one of the owners, Diane C. She promised she would be on-site on 7/3/17 to make sure correct installation on 7/3/17.
7/3/17 - Correct sink installed. Black sharp granite shards were left evenly scattered on our driveway. Nothing on our job site required back granite at any point.
7/3/17 - Pius tried to offer resolution of $200 and comped delivery and a signed contract to not write negative reviews or file any complaints. Their reason for the low ball was because they believe we got good price and should have only had to pay for one sub contractor not two. It was not our fault that they had to hire more sub contractors to fix their own mistake.
In addition to the horrible customer service, they were condescending. I would go elsewhere, unless you really want a cheap product.
We also use IKEA on all our remodels, but these are on the lower end of the price range (under $300k) White shaker, granite and stainless appliances. Very easy to assemble and install, looks great. And easy to pick up and return if you have a store near you.

If doing new cabinets for me the small difference between IKEA and this sort is worth it
In my area we pay $25/sq ' for granite installed with free sink.
I've used Pius on 6 different jobs and have been very happy with them. I use the shaker cabinets with quartz counters. I do my own cabinet installs and have been very happy with the cost, quality and communication they provide. My rentals have awesome looking kitchens and baths that look expensive but are very low cost.
As with any sub or contractor, I do supervise and make sure I get what I order. Also, the Pius contractors that install the counter tops always confirm the sink type visually with me, confirm the sink hole count/placement. Also, I take the time to discuss the counter top installation prior to them beginning - pretty much like I do with any other sub or contractor.
