So I'm getting plans ready to renovate a 3br/1ba property outside of Boston and I want to open the kitchen up a little bit. They already have washer and dryer hookups, but it would really make the space feel bigger if I relocated them to the bathroom. If I did that however, I'd have to nix the tub and instead do a standup shower.
Do the Pro's outweigh the Con's in this situation? I'm thinking it's better to have a bigger, more open kitchen and sacrifice having a bathtub in the bathroom and instead just do a nice standup shower.
Curious as to your thoughts and experiences. Thanks everybody!!

@Christpher Schuebel Thanks for taking the time to draw that up it's awesome, but unfortunately that's not a closet that's surrounding the bathroom. The one on the south side is where the furnace is, and the electrical panel is in the hallway where you're suggesting the washer / dryer location.
I think the best plan of action is to either do the combo like David suggested, and keep it in the kitchen with a countertop over it and not worry about moving any vents around.

Basement. While having the hookups for this unit installed in the basement get hookups for all three units installed and give each tenant a key to the basement.
Its pretty common for apartments to have a basement laundry and the tenants put their washer/dryyer down there and the hook ups are numbered by unit.
Don't loose the tub! This will cost you at the resale of the property. It will also limit your market of people interested. The tub is great to wash dogs in etc. I also would not loose a bedroom. Again resale issue and you de-valued your property. I would design the entire kitchen and pantry area. Put the washer and dryer in the basement would be the other place to locate it. You have plenty of space to reconfigure the kitchen in that space.
Here is one idea I toyed around with. Without actual size of the area its hard to know if this truly works. Not a fan of where the frig is at but does group the water for ice and washer.
I think putting the kitchen in the exterior corner has some options as well. Maybe it includes and island.
