Cost to budget on Bathroom

I'm planning on submitting a offer on a nice REO tomorrow..

House is in great condition mechanically and has about 2700 sq/ft of cosmetic only renovations.

Paint, Floors, Kitchen, & Baths..

I've calculated everything except the Bathrooms and am currently at 30,000 in Renovations.

The house has 3 Baths and all are circa 1970 with tile floor, and shower surround. I'm planning on Re-tiling, Granite Counters, Bead Board, and New Fixtures...

Just curious what others are budgeting for demo and bath remodel.

Also curious if HUD has a minimum % of list in order to counter or accept.. I've heard some different figures percentages.

Here are some prices I'd pay in my area, with my contractors on entry-level houses (so it may not be comparable):

- Flooring:
o Carpet ($1.10 per square foot)
o 12mm Vinyl ($1.00 per square foot)
o Tile ($5-7 per square foot, depending on tile)

- Vanities:
o Single Vanity ($150-300, materials and installation)
o Double Vanity ($350-700, materials and installation)

- Granite Countertops:
o $25-35 per square foot

- Tub/Shower:
o Tiled Shower ($18/sf concrete base + $8/sf surround)
o OTS Tub/Surround ($400 materials, $125 installation)

- Fixtures:
o Toilets ($150-200, materials and installation)
o Faucets ($60-90, materials and installation)
o Shower/Tub Hardware ($150-200, materials and installation)

- Sheetrock/Paint
o Sheetrock ($.70 per square foot)
o Paint ($150-300 for the room, depending on size)

If I were to gut a bathroom, I'd typically pay about $1500-2000 to rebuild it, but again, I'm doing entry level houses with relatively low-end finishes.
