Renovation costs per square foot

For those of you doing major renovations either to flip or for rentals here in middle Tennessee I’m curious what your renovation costs are coming out to per square foot. 

I did one in 2019 that came out to $73/sq ft but I just finished another one and it was $100/sq ft. These are total gut jobs inside and out. I do some of the work myself and contract out the big stuff. 

I’m just reviewing my process and trying to figure out where I can improve.

    If you did a full gut for 74/sf you're doing great. As a rule of thumb, I always figure at least $100/sf for a full gut.
