Seattle DADU cost estimate
Hi all,
First time poster here. Have a question for those knowledgable about building out a DADU in Seattle.
I would like to build out the approved 800 sq foot pre-approved Seattle DADU design and am knee deep in the price estimate process. I could really use some help from experienced folks so I know exactly what I'm getting into.
So far I have cost estimates on feasibility ($500), permitting ($1000), general contracting labor (200K give or take), cost of building materials ($140,000), and loan interest (Still working on getting an estimate on this) Can someone help fill in the blanks of everything else I'll need and what I should budget for? And if the cost estimates I just listed seem reasonable?
Looking for help on budgeting construction work a GC typically will not do (plumbing, electricity) and other costs I may be overlooking. Thanks!

@Daniel Ulie, if this is your first big project, you may need to think about getting a few bids from contractors that will handle all of it.
We have a few contractors here in the Seattle market that do that. I will PM you with some options.

I am a general contractor and currently building an 800sf DADU at my south seattle property. your numbers aren't too far off, but remember that market for a lot of things are changing rapidly (inflation/lumber prices, shortages of materials and labor...etc).
Im all in at 242k to build a low end, base-finishes 2bed, 1.5 bath house. You're price will vary depending on finishes, site parameters. I went with a builder that does spec houses to cut down on design/engineering fees. I manage the site work, they handle the foundation up. you should expect around $6-8k of permitting fees. It cost me 1.5K just for the city to look at my permit app. your site work costs will vary depending on lot. Im at 23K for grading, electrical, and water.
A construction loan to perm is usually interest only during the construction period. The interest amount increases each month as you draw from your construction loan.
