Using BRRRR strategy

I am looking for my first investment property! I want to use BRRRR. Where is a good place to start when looking for a place under market value that could use a rehab?

There's a few places. I would connect with an agent that is investor friendly that can funnel you MLS deals. You can also network locally. Meetups or FB groups. Connect with wholesalers and get on their lists, find the wholesalers that are actively putting out deals daily/weekly. You can also do direct to seller. This means driving for dollars, buying lists with certain factors (delinquent taxes, out of state owners, etc). You would cold call, text or send mailers. Door knocking is another option.
