Looking for investors

Hi everyone, 

I'm looking for private investors in Pennsylvania and surroundings for my next single family house purchase at the end of this year or beginning of next. 

My goal is to repeat my success so far in the Pittsburgh market, with a purchase around $200k and a renovation of $20-$30k. I'm interested in 100% financing. Please give me your best shot.

My question would be what do you bring to the table to have an investor finance your project 100%? Partnering with an investor means you each bring something the other one doesn't. I would look into hard money, if you don't have any capital that needs to be your first goal is to save up some $$. Hard money makes it feasible to get into but still requires skin in the game.
