Riviera Beach FL, never going to develop or soon to gentrify?

Question

I am currently developing proposals to develop land in Riviera Beach, FL, 33404. Looking to partner with the local community redevelopment agency as well as private developers, I am scouting out good spots to focus on. I drive these routes multiple times per week and document the trends and opportunities, is anyone else looking in this area? I grew up here and would like to see some changes!

Lots of bigger developers planning for the Northwood neighborhood and surrounding area. Recently shared an article that West Palm might become "Wall Street South" with a lot of the New York firms leasing/building office space.

Seems the most popular trend for investors since inventory is so tight and prices are so high is ADUs, which Riviera Beach has a pretty flexible definition and zoning codes. Currently looking for ADU potential such as lot space, garage conversions, or larger master bedrooms and floorplans which can be converted.
