Close a sandwich lease option

Just curious what methods are being used to most effectively close a sandwich lease option? I'm still a year away from the end of the lease but figured I'd better get my ducks in a row in case my tenant/buyer pulls the trigger early. Should I double close or assign my interest in the option? What would be easier to execute and most cost effective?
