Ex-Husband wants to pay Ex’s rent
I have an applicant that has no job as of now (just moved to town) and her ex husband (lives out of state) wants to pay her rent. He has a great job and excellent credit. Is there anything to worry about with him not living with her and him living out of state?

He needs to be vetted and sign all docs same as everyone, but he should be identified on Rental Agreement by Name and as "guarantor only". You also need to absolutely confirm his current bank balances including SUBSTANTIAL savings/investment accounts and history.
You still need to apply standards to her...what if she has 15 crack arrests? or steals cars? Bad Habits are Bad Habits, and they usually carry over to other areas of life. Who will she let flop there for company or to collect rent from for her own use?
IMHO you are asking for trouble.
