POLL: What is the best single upgrade to lurk tenants

Ok, this is in WNC but applies everywhere. Off course, location and setting  and type of tenant can greatly affect the selections but lets just say for "rural" areas, (as opposed to city/urban (where services are easily available). I am curious to hear what the forum thinks, So which one of these options (or upgrades) will get tenants attention faster and  help get better income for a typical 3/2 single family home rental. (can name one or rank the options) (I wish this forum had a POLL tool)

1. Startlink Internet Installed (monthly service paid by tenant)

2.  New flooring (LVP) (instead of carpet)

3. Stainless Steel Appliances (upgrade)

4. LED lights,. USB outlets and Ring Doorbell installed

5. Curb appeal: pressure wash driveway, new plants and new mailbox.

5. Other (which one? of comparable expense) 

6. Absolutely ALL

gotta agree with the allowing pets part, that's a big draw especially in rural markets.  premium tenants will generally have pets and will pay a premium to have them of course.
