
Requesting tenant to vacate a property
Hi All,
I need to request to vacate a room to one of my tenants. We have a month to month lease. He has been in the room for 9 months. How many months should I give him to find a new place?
Also, where can I find a temple to use to request the room?

You first need to determine your local LL/Tenant laws to know how much notice to give, and how you can "serve" that notice (mail, hand delivery, posting, or ?). Some locales you can simply draft a business letter stating "Non-Renewal Notice" as the subject, then reference the Title, date, and parties on the original Rental Agreement, and specify the date they must vacate by, based on local law. Depending on how it is to be delivered, provide extra days to allow for that. Then spell out the moveout process...inspection, turnover of keys, removal of their personal property, cleaning, etc.

Landlord Associations are going to be very helpful for this. You might look to the Southern California Rental Housing Association for both advise on proper procedure as well as the form.

I recommend joining the California Apartment Association. Inexpensive with a lot of resources for Landlords.

30 days, and you can find one on EZ landlord.com or you maybe able to pull from the templets in BP's bank. Check that as well!
