Seeking Memphis Property Manager Experienced With Shared Housing / Room Rentals
I’m an out-of-state investor evaluating Memphis for a first acquisition.
I’m not sourcing deals yet -I’m looking to speak with property managers who already manage shared housing / room-rental properties, or who can clearly explain where that model does and does not work in Memphis.
Target properties are 3–4 bedroom SFRs, typically under $200k, no HOAs.
I’m especially interested in:

What breaks first-time investors
If you do not manage shared housing but have direct experience with enforcement or problem zips, I’d still value a short conversation.
I’m intentionally doing operator discovery before sourcing deals.
