Seeking Memphis Property Manager Experienced With Shared Housing / Room Rentals

I’m an out-of-state investor evaluating Memphis for a first acquisition.

I’m not sourcing deals yet -I’m looking to speak with property managers who already manage shared housing / room-rental properties, or who can clearly explain where that model does and does not work in Memphis.

Target properties are 3–4 bedroom SFRs, typically under $200k, no HOAs.

I’m especially interested in:

• Zip-level realities

• Enforcement / inspection patterns

• What breaks first-time investors

If you do not manage shared housing but have direct experience with enforcement or problem zips, I’d still value a short conversation.

I’m intentionally doing operator discovery before sourcing deals.  

Once fit is confirmed, I’m open to reviewing opportunities that align with the operating model and zip codes you already manage.
