Planning to self-manage an STR, but city ordinance requires a designated local contact to physically respond to neighbor complaints within 30 mins.

We want to handle the day-to-day ourselves and don't need a full property manager. For those who do this, how did you find your local contact? Also, how do you structure their pay—monthly retainer or per-incident fee?

Here in some Metro Detroit suburbs, you can have a ticket issued in your name, which can become a bench warrant if not properly addressed.

Of course, if there are liabilities, you could just find someone who doesn't know any better and take advantage of them - but, that's NOT cool🤢

I've seen a lot of self-managing STR owners use a trusted handyman, cleaning company, or local real estate professional as their designated contact rather than hiring a full-service property manager.

If it were me, I'd probably structure it with a small monthly retainer for being on call, plus an additional fee for any actual response or site visit. That way they're compensated for their availability without you paying full management fees.

The biggest thing I'd look for is reliability and the ability to respond quickly if an issue comes up. A local contact who already knows the property and your expectations can be a huge asset.
