Rent Income Data

Hi, I am planning to get my first rental Unit in the US, focusing North East or Mid West at the moment. 
Can anyone advise me how to best get reliable rent income data for a specific rental unit. I am aware of Zillow Rent Estimates, but found this not always to be correct. What other sources do you use to triangulate your rent income estimate for a specific single family home or duplex / triplex.
