Sharing our Q1 2026 local renovation cost data for the RDU Triangle (NC) for anyone investing or planning projects in this market. We update this quarterly based on actual contractor invoices from our flips and local contractor network intel.

These are real costs from real projects — not national averages.

---

KITCHEN REMODEL (mid-range scope: semi-custom cabinets, quartz counters, tile backsplash, new appliances, recessed lighting):

— Cary / Apex: $33,000–$58,000

— Raleigh / Durham: $26,000–$48,000

— Garner / Knightdale: $23,000–$42,000

— Holly Springs / Fuquay-Varina: $26,000–$46,000

BATHROOM REMODEL (full tile, new vanity, fixtures):

— Premium submarkets: $14,000–$27,000

— Mid-tier submarkets: $10,000–$19,000

HVAC REPLACEMENT (heat pump, standard):

— All submarkets: $7,000–$13,000

— Note: Book 4–6 weeks out. Technician availability is tight.

ROOF REPLACEMENT (architectural shingles, 2,000 sf):

— All submarkets: $9,000–$14,500

LVP FLOORING (installed, per sf):

— All submarkets: $4.50–$7.50/sf installed

GC LABOR RATE:

— $55–$95/hr depending on trade and experience level

---

WHAT'S CHANGED IN Q1 2026 VS. Q4 2025:

— HVAC pricing up 8–12% (R-410A phase-out regulation)

— Copper plumbing materials up ~6%

— LVP flooring down ~2% (supply normalization)

— Interior paint: most competitive trade right now — fast availability, competitive pricing

---

Happy to answer questions about specific submarkets or trade categories.

What are others seeing in their markets? Particularly curious about Charlotte, Greensboro, and other NC markets.
