I focus on markets showing signs of motivated sellers:  
Rising inventory
Sinking sales
Price reductions

A homeowner with a vacant property replied.
5BRs, 4BAs, 3300sf on 2.5 acres with a detached 1BR/1BA cottage, (rented at $1500/mo), that she had been trying to sell for several months. Divorced, she had already moved out of state.  I presented an offer that addressed her pain points:
Full asking price
Rental income
Nonrefundable option money
Tenant/Buyer
She agreed.

The other side of the deal required a tenant/buyer. Using various sources of online marketing attracted many interested prospects.  Some tire kickers, some curious, and a few serious.  One buyer stood out.  He lived in the area and was already familiar with the property.  Recently divorced, he wanted to remain there to be near his kids.  He was sold before he walked inside.  The option fee was $40K.  I earned $15K as my assignment fee.
$0 down, $0 marketing cost, $15K in profit.
