I cold call for off-market properties here in Columbus and surrounding areas. Also, networking is a great way to find them.

Networking is always the best way to get off market deals. Also, you have to show that you’re a serious buyer so you’re top of mind when someone has an off market deal. The only way to truly do that is to close a deal so it’s kind of an uphill battle. As long as you continue to network and add value to your relationships the deals will come.

@Tay Lovett I'm learning a lot from Bill Cook. He has been an investor in Cartersville for decades and has great content on off market deals and creative Deal structuring. He has a class called "What Box" in Tampa/on Zoom next week that I plan to attend. Let me know if I can provide more info!

Mailers, cold calls, your network, can all get you off market deals. The prospect data you have is the most important part of marketing directly to sellers.

Let me propose this to you.

Everyone here... you seriously simply do not get it. It is NOT about "Off-Market" leads. It is about motivated seller leads. Off-market is not the key here.. it is MOTIVATED sellers.

CAN you get a deal with DMM, cold calling etc. etc? Sure you can. Do those systems "work"?? ABSOLUTELY NOT. It is retarded.

Every 100 mailers you send, you will get 99 NO's and hopefully 1 YES. The standard is NO, the NORM is NO, you can EXPECT a NO. The oddity is "yes", the exception is "yes". Are you all seriously STILL advocating to people that want to be succesful to rely on a lead generation system that has a 1% success rate? How is this not plain and simply retarded!

Are you all not wondering why and how I get so many FREE leads? Are you not interested in how I make reliable multiple 6-figures/month?

Look:

We are already at $115K in the first 10 days of august:

Notice the "previous Period": This means that last month within the first 10 days, we also did over $100K. Meaning.. RELIABLE!

Why is it that NO ONE shows proof? No one backs up those completely absurd claims that all these other systems work?

The way I do it, gives me FREE leads, SUPER motivated, without lifting a single finger. What other system does this?! Name one!

You can do this yourself. for FREE. I didn't pay anyone, I figured it out myself. You can too. If I did it YOU can do it.

There are random leads throughout the months.

Now, all these leads are free, off-market, organic , HIGHLY motivated and I don't lift a finger nor do I spend a cent for these leads.

Now let me show you this. Here are some of the people that followed my advise.

All free all organic. Its not just me., I am not just all talk. I don't only show you MY results, I am showing you the results of the people that followed my advise.

Now I have been telling everyone this for years and most of you simple base your decisions on ignorance, instead of DATA!

All these answers above, are exactly what all the gurus regurgitate over and over and over again. But seriously if those methods truly were reaching people that are motivated with off-market properties.. why the HELL does it take you 5000 mailers calls or texts blasts to FINALLY find ONE "yes"? My question is this.. why are you all STILL giving people such stupid horrible advise?! WHY??

All of you that answered.. tell me this. Woudl you rather have free motivated leads coming your ay on the daily, or would you rather cold call and spend money on DMM being yeld at by the people you reach out to?

There does not exist ONE INSTRANCE any of you will pick DMM coldcalling or text messaging over my resuklts. NONE.

If that is the case, why are you telling people to do it a way YOU rather not do it yourself if you had the choice?

Why don't any of you come with proof, data, evidence to back up your advise and claims? Show me evidence where cold calling is free, and gives you a 100% motivated seller rate? Well SEO gives me 100% motivated sellers. Every single person that contacts me are contacting me because they want to sell their house.

No one contacts me to tell me: "Hey I did a google search to sell my house, I found your website and I am just calling you to let you know I don't want to sell my house to you".

100% motivated.

So,

again, you all have a choice. Keep on fighting struggling, taking the "easy" way, or... use your friggin head, intelligence and see data for what it is. Choice is yours.

It is my honest genuine opinion, that cold calling, bandit signs, DMM, text messaging etc. etc is a waste of time money and energy.. and I have shown proof to back up this opinion. How about you?

You all need to understand that not because A person did something it means it universally works and is repeatable. It just means "It Is POSSIBLE". It doesn't mean it is a "system that works".

Again, it is not about it being free. It is about conversion rate. What is your conversion rate of cold calling?

Our lead generation has a 83% conversion rate. What is yours?

BTW. Your cold calling DOES cost something.... FAR more valuable than money

I don't do anything.
They find me. I don't look for them. So, I spend zero money, nor do I do any effort. All the work I did to set it up was 6 years ago. Now... I am set!

First of all, calling people retarded is highly offensive. Even if you are referring to their process.

And how long does it take to implement a SEO strategy? How long before you get your first call? or deal? I agree SEO can be effective over time. We do about 6 deals a month thru cold calling and other strategies. And we do it all thru referrals and birddog so we just net out the costs. No upfront costs.

@Jerryll Noorden Cold calling is a sport of consistency that WILL and ALWAYS leads to motivated sellers. The ones who rip on cold calling are usually the ones who choose to not be persistent with it after someone tells them no or someone yells at them about being called. Some people might say "Oh, you're so lucky" after finding a good deal through calling but realistically I think a good way to phrase luck is - "The harder you work, the luckier you get." MOTIVATED sellers are always one call away from a MOTIVATED buyer.

I didn't call anyone retarded. I called a strategy retarded. You read what you want to read.
Then
Some people have ranked in 2 weeks. Some in 3. Others in 2 months... the standard is 3 months. There is where I see most of my students rank that take it seriously.
Now...
What are you doing? Trying to fish and dig deep for reasons NOT to do SEO? Trying to win an argument?
Know this... it doesn't matter how desperate you try to win an argument or twist the mind of people on here... the fact doesn't change that these results are real, no matter how long it takes right? THAT is what the point is. You are defending a strategy for the SAKE of defending THAT strategy. That is why all you say is opinion based, not fact and evidence based. How long have most of you been doing cold calling and door knocking and driving for dollars? Granted some do get a deal here and there, but the sheer majority are NOT getting deals. I too can list disadvantages of any and every system mentioned. The difference... there are FAR more disadvantages to what everyone lese is doing compared to what we are doing!

I have warned people countless of times about this.

1). You need to read my posts and you'll see what you just wrote I already covered and shown it to be wrong.

2) Cold calling ALWAYS leads to a deal huh. Prove it. All I see is again mere words. Prove it. Tell that to the countless of people doing it that didn't get a deal.. OH wait.. are you saying that everyone in history that have done cold calling got a deal from it? That is what you are saying.

AND you are saying that if it didn't work.. the reason why it didn't... you didn't do it enough?

Where is it written that if you do cold calling , you WILL get a deal.

If you have to spend 4 months coldcalling to finally (as you claim) "eventually made a deal... if you were doing SEO within those 4 months you would have gotten continunous deals for free (when doing it correctly).

Again, there is ZERO justification you have shown to do any of those strategies.

LASTLY, I am sick and tired of all these empty claims. SHOW EVIDENCE

If you can't produce evidence do not make any claims. Prove to me that EVERYONE that does cold calling will eventually make a deal. Prove it!

Let me tell you ALL something...

It is EASY to show evidence when something is simply true, yet difficult to produce it when it simply isn't!

always talk, bla bla bla, always opinion. Show me. Convince me. I showed you evidence of every claim I made... i did it. Why can't you?

Show me cold calling is free, gets you motivated seller leads, all effortless, without lifting a finger. Show me when you stop calling, the leads STILL come in..  Show meeeeeeeee.

Guys, it is as if you all are trying to win a popularity contest. See how gets the most votes. All you have to do is tell people what they want to hear and tell people what you know they will agree with like cold calling, 70% rule, driving for dollars.. you WILL get your precious votes.
I challenge you. Dare to stand your ground. Don't be afraid to tell people what they don't want to hear. Stop kissing butt!  Tell the truth!
Now lastly.. let me ask you this.
I have shown with a ton of proof, I am right, this system works FAR better than anything else out there..

WHY are you fighting me/this?
Do you really want to help people, or do you want to come across as the "expert" so everyone will give you some admiration, irrelevant of your advise being wrong?

I am bashing other marketing venues because THOUSANDS of investors every month come to me telling me how this DMM company scammed them, how this cold calling methods robbed them of their money, and people like you keep lying and promoting those ridiculous methods and the ONLY people being successful are YOU the ones that collect money from these people promising them that DMM WILL get them leads and deals. Hey Wale. As a Realtor, I would have thought you would also speak to on-market deals. I have friends that that's all they do is search MLS and make offers. They get a lot of deals that way. Motivation is everywhere. Even hidden behind an MLS listing.
