Wholesale Contracts And Leads

Hello Everyone. I was hoping to talk to any of you amazing seasoned investors about wholesaling. I have been debating on buying a wholesale course online with Brent Daniels who seems to have a great thing going on in his community. I realized that I should reach out to everyone here in hopes for some help before I spend $6,800 on his course/community. 

I would love to begin wholesaling properties in my area. I have 10,000% ambition and drive to make all of the calls and to do all of the work. I unfortunately am lacking knowledge and I was hoping for a little bit of help there. 

1) What is the best place to pull a list from, and then I realize that skip-tracing might be very helpful to pull phone numbers from there ?

1.a) I have been driving for dollars. I will always write down a property that looks in distress and look it up when I get home. I then try to find the owner online and call them 

2) I have already made some cold calls with no success, but I am worried about being successful without understanding the process of what to do after I secure a purchase agreement

3) I feel like.. there is a contract out there for Wholesaling that would benefit me to have. A contract that has all parties needs in order, and one that protects me if I am not able to find an end buyer. 

To anyone who reads this. Please understand that I am COMPLETELY committed to making this my full time occupation..coupled with long term investments (I have one at the moment). I would love and respect any feedback from everyone and I wish you all a fantastic start to your weeks.
