My Favorite Low-Effort Acquisition Strategy for Investors & Wholesalers (After Testing a Few)
I wanted to share a strategy I came up with after scrutinizing a few different acquisition methods. It’s perfect for investors who want to source deals more creatively or wholesalers who want to consistently find motivated sellers without spending their life cold-calling or sending endless mailers.
I’ll be the first to say I don’t consider myself the world’s best wholesaler. I really only tried it seriously for about two and a half months, mostly to learn and understand the process. I know there are plenty of people on this board with more experience, and I’m sure there are other methods that work just as well, if not better.
That said, here’s what I would do if I wanted to drum up acquisitions as my primary play and listings as a fallback:
- Focus on Expired & Withdrawn Listings
- Set up search criteria in MLS for areas your buyers want.
- Filter for expired and withdrawn listings within certain price ranges and property ages.
- Be the first to contact the owner the moment it falls off the market.
- Prioritize Owner-Occupied Properties
- In most MLS systems, owner-occupied listings will include contact info.
- It will say “appointment only” or “call occupant”—giving you direct access with no reverse search needed.
- Make the Call & Add Value
- Call as soon as possible and position yourself as a specialist helping owners whose properties didn’t sell.
- Explain that most unsold listings were either under-marketed or overpriced.
- Offer professional photography and a discounted listing fee (for example, 2.5%).
- Meet them at the property, offer better marketing, and leverage your investor network to get it sold.
- Offer Flexibility
- Suggest a 6-month exclusive listing instead of a full-year commitment.
- If they are open to it, present a wholesale offer as a backup plan.
This is what I would do if I were actively pursuing these deals today. I’m not a practicing realtor at the moment, but I’ve seen this approach work.

If you’re a wholesaler looking for a proven acquisition strategy that doesn’t burn you out, give this method a serious try. It’s simple, practical, and based on real-world experience.
