Wholesaling in Texas?
Howdy!
Currently trying to get into wholesaling and have the basics down. There's a couple of edge cases I need help with though (i.e. A good assignment contract specifically for Texas laws, what to ask for in a contract from the seller's agent if doing Direct-To-Agent wholesaling, what specific Texas laws do I have to watch out for).
Does anyone know of anyone offering mentorship (that isn't a genuine scam/*guru*) or a place to find other wholesalers in Texas (preferably San Antonio). I've already tried my local REIA, but everyone is either a full-time investor or wanting to do get into wholesaling... there's no middle ground lol.

Contract is easy. Go to Texas Real Estate Commission website. They have downloadable, fill in the blanks promulgated contracts. Add “and assigns” after your name (or your entity) as buyer.
I personally believe that almost all people deciding to wholesale real estate are going to be extremely disappointed in the results. Rather than go into the reasons here just search the wholesaling threads on BP paying attention to the posts of people with the most experience, and most active on BP.
That being said, the AZREIA (Arizona Real Estate Investors Association) has a major part of their program dedicated to everything wholesaling - from getting started to scaling. Their meetings, seminars, workshops and panel discussions can all be accessed on line, with a very reasonably priced membership. Making sure the strategies and tactics are Texas compliant is as simple as engaging the services of a Texas attorney specializing in real estate.
As a (somewhat counter argument to my wholesaling disappoint opinion above, I did encounter one wholesaler about 10 years back that decided to wholesale MHP and RV parks with no experience in real estate. She spent 3 months learning everything she could concerning real estate principles, law, and finance, MHP and RV Parks, and the Harris - Montgomery - Brazoria County area.
We ended up financing the ultimate purchase of a park that she had “wholesaled” with her receiving a $27.000 fee for her efforts. She went on to wholesale a number of other MHPs over the next few years, of which we financed the end purchaser one other time.
