For experienced Florida flippers: what’s the biggest mistake new wholesalers make when sending you deals?
I’m building in Orlando/Kissimmee/Polk and want to bring properties that actually make sense for investors — not waste anyone’s time.

Telling Lies. When wholesalers call, we know you're a wholesaler. Dispense with the scripts and be a professional. Be honest. Use good comps. Don't over-inflate values and underestimate repair costs. You can con me into buying one deal, or you can develop trust with me and have a super-long-term relationship where we do many, many deals. Most of the wholesalers that do call come across as sleazy con artists that treat us as if we don't know what we're doing. It immediately turns us off.
