New Wholesaler Here – Where Are You Pulling Your Lists From?

Hey BP community! I'm brand new to wholesaling and trying to figure out the best places to pull lead lists so I actually have motivated sellers to call.

I've heard people mention driving for dollars, PropStream, the county courthouse, and a few other methods but I don't know what's actually working in today's market.

A few specific questions:

• Where are you pulling your lists from (paid tools, free sources, county records, etc.)?

• What list type is converting best for you right now – absentee owners, pre-foreclosure, tax delinquent, probate?

• Any free or low-cost ways to get started before investing in software?

• What's one mistake you made early on with lead generation you wish you avoided?

I'm in the Jax, FL market but would love general advice too. Any experienced wholesalers willing to share what's working would be hugely appreciated. Happy to connect and learn!

@Matt Coltman I would say the best lists right now are pre-foreclosure, tax delinquent and probate as those have real motivation. Driving for dollars and using county records is still one of the highest ROI ways to start. Also, some investors use Propwire as a free tool to pull lists before moving into paid platforms like PropStream. The biggest mistake is going after huge, generic lists with no distress. Smaller, targeted lists and consistent follow up will outperform every time.
